We are in the process of obtaining authorisation/categorsation to let out our apartment in Istria. We have been advised that the relevant authorities have a long list of fixtures and fittings that the apartment HAS to have in order to obtain even the basic categorisation. I understand fire regulations/non smoking signs/non slip mat in the bathroom etc. and have no issue with this. However can anybody advise if things like a television, shoe cupboard, writing desk, bedside lamp on each side of a bed, bedside cupboard on each side of a bed etc. are all legally required in order to obtain the categorisation. Any guidance would be great. Thanks.

My wife translated the list for me, i'll see if I can find it. Some things are quite strange and the star rating is based on the facilities and size of the apartment, not alot else. Not sure how strict they are normally but we got 4 stars even though we are missing a few of the things. They were most interested in seeing we had a telephone and wouldn't give us the 'licence' until we had a document confirming we had ordered it. I guess we may as well get ADSL and maxTV to make use of it..

my goodness - do you seriously need a phone on the premises to get the categorisation?
We are in the process of sorting this out too and I'm not really comfortable in having a phone in the apartment as it could be open to abuse by guests who rack up huge bills with calls back home. Do all categories require a telephone? Is there anyway of making it a pay as you go/payphone type arrangement?
How about things like fire extinguisher and smoke alarms?
Any info in English would be really helpful.

I'm setting up two 41 m2 studio apartments in Losinj in time for this summer. This thread is invaluable, thanks. I thought the process was fairly straightforward, that was a really dumb assumption. I will be starting the process in early April and I will post details of the application in case my inevitable suffering can benefit or amuse others.

Steve B was kind enough to send me a translation of the catagorisation rules for houses. I am hoping that the rules are slightly different for studios. I hope I can get out of the ironing board thing and some other pesky conditions.

The catagorisation rules for renting are different for a studio , apartment , villa and a house.You must have a Croatian company to rent the property.

I only have a Croatian version. It also makes a difference if you are renewing a licence or applying from new. I will presume from new. Has no-one heard of the new/re-instated law which came into force in October last? I have been preparing for categorization for my two flats here near Porec for nearly two years what with renovation, builders, etc. and have been using an agent to obtain the rental licence for me. Last year I was told there was a relaxation in the law for foreigners and that personal registration was then possible and the tax payable more lenient. With that in mind I left it until December to approach the agent again and instruct him to proceed on my behalf. He said the office was not active in January and to leave it until February/March. I arrived here last week and he told me that things had changed again and that only buildings with an original building permit for commercial use could now be categorized or those built before 1968. I have had this confirmed by two other property management agents here in Porec and have raised the matter with the British Embassy and the Ministry for Foreign Affairs in Zagreb (no reply from either!).
This news was coupled last week with the news of new residency laws for non nationals which effectively is telling non nationals with a temporary residency that they can only live here for 6 months of the year. A friend's permit has been granted only till 1 May when he and his family are expected to leave the country for 6 months. They have no other home and sold everything to live here. After much ruction and daily visits to the police he was told yesterday that this will probably be rescinded - when and how we do not know!
This means that non-nationals can neither rent out their property or expect to live in it full-time should they wish to do so!
Does no-one know about this? Or have any other information?
