We are just about to sign a pre-contract agreement to purchase a house in Porec? Does anyone have any advice on the purchasing process/ purchasing costs in Croatia? Many thanks

Me too - it's very confusing especially if you don't speak Croatian! I have been waiting for confirmation of my agents's fees for a week and yet he's hassling me to pay my deposit without that info. Once you clarify the process, plse email me to explain!!

Thanks for responding. Our agent told us their fee from the outset (3%). We have also requested that this be included in the contract.
My main concern is when to pay the balance for the house purchase. Do we pay when the Ministry grants permission or can we receive written confirmation from the current owners that we may use the property once we sign the contract and have paid? Do you know....
I will keep in touch and let you know as things progress. Maybe you can let me know from your side also.

Hi Joanna Thanks for the info. My understanding is that once you have paid your balance, you can take possession, even if permission hasn't been granted (it's virtually a definite) but the contract should have something written in to state that if any problems arise you can revert to buying through the company route. How long have you specified in between paying your deposit and completing the balance? We need 3 mths and I'm hoping this will be OK. Email me on ncoghill@aol.com - I may need more advice!!

Joanna,
Apart from the 3% (normally + VAT) agent's commission you will also have to pay the Property Purchase Tax at 5% and your solicitor's costs, if you have one (and you really should).
If the seller is ready to lock-in into the pre-contract that they will wait for the Foreign Ministry permission to be granted you can postpone the balance payment until than. But huge demand and ever increasing prices mean that this is not realistic.
You solicitor can draw the pre-contract and contract in such a way that you can take possession of the property as soon as you pay the balance, while safeguarding your interest against any unwanted scenario.
