Does anybody know what the going rate per sq m for apartments in Cavtat is, I liked the place when I visited last month, proximity to Dubrovnik and the Airport seems to have created demand among overseas buyers.

It's close to the airport all right !!
I don't think I'd be far wrong in saying €2000-2400 per sq metre is the asking price in Cavtat (depends also on size of property)

I know its on the flight path but really it didn't seem excessive, the last thing I want is a 3 hour drive or ferry ride after a 31/2 hour flight. Its a question of compromise really.
The islands are obviously more 'authentic' but being close to a larger town give options if the serenity becomes too much.

Hi Michaelo, I've been in Cavtat earlier this year and will be back therte again next week.While I too liked the place the flight path put me off some-what.Remember it will be more not less flights in the future.I agree with Culchie on price.Perhaps you could mail me seperately and we could compare notes .

Michaelo Take a look at stats www.airport-dubrovnik.hr/statistika_gl_eng.htmIf you divide the passengers by say 200 (approx passengers per plane) and then divide by 30 (days in month), it will give you an indication of how many flights are going straight over Cavtat. You then have to multiply this figure by 2 (what goes in must go out !) for the return journeys. According to common concensus, tourism is at 30-40% of expected potential over the next 3 years or so, all in all it means that Cavtat is going to become a very noisy spot !! And if, and it's a big if, (I can feel Graham shuffling in his seat) you get low cost carriers targeting Dubrovnik, then .............

Looks like from the stats there was about 2000 aircraft movements in July 04. That's between 4 and 5 flights per hour, so as they usually take off and land into the wind ie in the same direction, that's 2 - 3 overpasses per hour. But, as you say the only likelyhood is for it to increase

The planes don't fly on a 24 hour basis, so it is far more condensed than that.
More like 16 to 20 per hour in July/August
Conlucey is going opver next week, he might volunteer to count them ;D

At DBV they try to take off and land over Cavtat wherever possible because the other direction involves some very tight turns between the hills and a run along the Konavle valley. Culchies figures are probably closer to the reality.
By the way Culchie I have no problem with low service airlines, so long as they do not expect their costs to be subsidised by other carriers, they pay their fines and train their staff correctly. Even BA could be classed as low cost if you book early. We had a call last week from a guy who had paid over £200 plus taxes etc for a return flight to Italy on Ryanair, so you can hardly say they are low cost.

Hello Graham, I knew that would get you going. I'm only pulling your leg ! My points is really regarding michaelos post, is it will be increased passenger traffic over Cavtat. I think there are plans for a golf course in the Konvale valley as well, so at least there is that to admire from the flight path in when it comes from the that direction. I'm in trouble now ! Yep, the jet blast will at least give you a better distance There is an ideal place for a golf course about 5 km due south of the passenger terminal.

Hi All, The Cavtat story goes on and on.As some of you already know I was to visit Cavtat next week to finalise a deal on a property I had seen a few weeks ago. Having confirmed my travel arrangements with the agent two weeks ago and having been given the green light that all was in order I proceeded to finalise my travel arrangements.
But guess what?
Today I get a call from the agent saying the owner is now looking for an extra €20,000 for the house.
Isn't the rate of inflation in Croatia astonishing !
Does he really think I'm even going to give this information a second thought?
Well with the cost of the flight now lost and a lesson learnt in Croatian property market it's back to the drawing board for me.
Any genuine references for agents,lawyers,builders,etc would be greatly appreciated at this point.

since i am only 15 years old i loved croatia me and my family stayed in a hotel called hotel croatia it was lovely so if there is anyone out there and you are looking for the best hotel go here.croatia i loved it because we rented a car and went to dubrovnik we saw old buildings from the war... the hotel there is a bar near the pool with cute bar boys but thay look a bit older i say there age is 17 to 19 i think so that was my best hoilday ever i give it 10 out of 30
