I am in the process of buying an apartment in Istria and have engaged a solicitor to act on my behalf. (This is not the real estate agents solicitor). He has quoted me his fee at 4% of the purchase price, is this the going rate? Thanks for any advice.

That sounds high. I paid E1200 on a 150K purchase, also from an Istrian lawyer. Which one are you using?

Some agents include these fees in their commision and offer foreign buyers a full service. I would definately ask your agent for help, as this sounds very high. We used an independent solicitor to liase with the agents solicitor, and where not charged any extra by the agent. As with any country its always prudent to get a few quotes from recomended source.

just read on a link from this site, one agent quoting legal fees being quoted at 2 pct, or minimum 1000 euros? We have also been informed that on a higher priced property the percentage paid, to a laywer would be lower to reflect this. Hence you should try paying a fixed pre arranged rather than a floating one, as we recently did with our CRoatian Laywer.

I'm currently about to contract on a house in Dalmatia, and our independent, Split-based lawyer is charging 1.5% of the purchase price, + court notary translation fees (£10/page).
I think 4% is very high, but maybe that's the going rate in Istria...?

4% is very high. I'm also buying in Istria and have had quotes ranging from 1% to 4% of the asking price (though most were in the 1-2% range). Locals tell me I should only be paying 600-800 euros!! I'm currently exploring this and will let you know if I get anywhere. P.S. The most expensive quotes I've had were as a result of asking for help on this board, so beware!

Just spoke to my brother inlaw, who's other brother inlaw is an estate agent. He charges 1 pct plus fees charged when submitting documents, eg land registry charges etc. So 4 pct seem way off.

Seemed high to me at the time but to be fair there was a lot of to-ing and fro-ing involved on the part of our solicitor.
