Following a tip from a respected member of this forum, I thought I'd just quickly post something for all prospective buyers about those jokers supreme, Croatian agent "BROKER". Some of you may recall that back in the summer I caught them out trying to charge a viewing fee for houses that were not for sale - houses that are STILL on their various websites at daft prices to lure you into contacting them. Here are a list of a few websites that are all BROKER in disguise, and thus not worth your time and effort if you are looking to buy in this beautiful country: www.broker.hrwww.croatia-info.comwww.croatia-estate.comwww.croestate.comwww.croatiaproperty.orgwww.croazia-immobiliari.comwww.croatiarealestate.comwww.croatia-tourism.comwww.kroat.comwww.hrvatska-nekretnina.compropertycroatia.proboards3.com There are plenty more, but I haven't the time to search for them all. If you are looking to buy property in Croatia, take my advice and avoid these sites - and any others you might come across with the company details listed as: Osjecka 11, 21 000 Split Tel/Fax: 00 385 21 547 004 A reputable business needs only one website - it doesn't need 10-20, or to rip off genuine competitors before doing the same to its clients! Did I say rip off? Better have some evidence, eh? croatiaproperty.proboards16.com - this is an excellent forum and useful source of information. propertycroatia.proboards3.com - this, on the other hand is yet another BROKER creation! www.realestatecroatia.com - this is an excellent resource site to which almsot every bona fide Croatian agent is affiliated (but not BROKER!!!). www.croatiarealestate.com - BROKER again!! See what I mean? www.broker.hr/nekretnine/0277.htm - this is the ridiculously cheap house we tried to view - but weren't allowed to, most likely because it wasn't actually for sale! This and others are still on BROKER'S website(s)... This has been a public service announcement. Don't say you haven't been warned! Ben

Thanks Ben! I woud like to thank you for the public service announcement! Your effort in research will help myself and others make better informed decisions and the many similar and confusing websites that are run by one agent. We have no intention of discussing this further, but we have to give an answer to negative comments about our company given by a person who we don't want to describehere again: 1. All major companies usually have more than one domene for a very simple reason: availability of web sites in all times 100 %. 2. We don't have only one agent, but more than 70. 3. Our data base is by far the most updated in Croatia, with the exception of the site www.broker.hr , because this site is one of the oldest, however, you can get to our new data base through it. 4. We have more than 20 direct phone lines in 5 of our offices To all of those visiting Croatia we wish a pleasant stay and Merry Christmas and a Happy New Year.

Here we go again!another posting related to bad service by a person we don't know and a Company most of us have probably never used?
I always judge for myself and if I don't like the way I'm being dealt with I let my feet do the talking...

We recently bought a property on Hvar through BROKER and we can only say that we are very happy with their service. Although we could not be there throughout the buyingprocess Broker acted very efficient and very professionally. The property was ours stamped and sealed within 4 weeks. Both offices in Split and Hvar are very busy and they are obviously very successful. I dont know why people claim to have such bad experience with Broker, we can recommend them anytime

Wow. You're the first person I've ever heard of to complete through Broker, and the first to actively recommend them instead of offering a complaint!
Maybe they are cleaning up their act? Let's hope so...

People are sometimes too quick to criticise and complain. It might be that some people had bad experience with Broker, all I am saying that I didnt. Infact as I found this property on the last day of our holiday Broker went out of their way to be helpful. They collectet me from the ferryterminal to take me to the Notary together with their Lawyer where an approved translator was waiting to make sure that I understood everything I signed. Every agent I dealt with spoke good englisch. So I ended up with a very nice and CLEAN property at the end of it , on the most beautiful of all islands. Well done to Lara, Anita and Tanja and all the others in the office.

Not that I'm suspicious or anything , but you don't seem to be English - so I'm intrigued as to how the purchase went through in just a month when there is so much paperwork to overcome for non-UK residents (no reciprocity agreement)? Also, what did you sign when simply viewing the properties?? That doesn't sound at all usual. Sorry for being sceptical, but we've had cases on this forum before of newcomers pretending to be people they are not, so I apologise if you're genuine. It just wouldn't be beyond the BROKER I know to post their own glowing references....

I am german and my husband is english and may I ask how many properties you have bought in Croatia? If you have bought in Croatia you will know that it is easier to buy when you establish a company first. I was applying to establish a company with the help of Brokers lawyer. Although there is a lot of paperwork involved the buyingprocess is quicker. Hope this answers your questions!

Jimmyboy - Ich habe bisher ein Haus auf einer den Inseln gekauft, und habe vor noch ein zu renovieren. Ich habe nights falsch gemeint - froh bin ich, dass Sie diese Geschaeft ohne Probleme gemacht haben. Suchen Sie mal andere Meinungen auf diesem "forum" aber und Sie werden sehen wieviele Leute Schwierigkeiten mit BROKER gehabt haben.
BTW, what did BROKER ask you to sign when you were just looking? You're the very first person I've heard of to have completed using this agent, hence my surprise...!

In order to establish a company I gave power of attorney to my lawyer. To do this I had to sign various documents. I hope this answers your question! BTW. Apology accepted. Good luck on your island!!!

Bheywood, I did not know that you know German? Are you German? I always thought you were Scot or English. This is a surprise. I read what you wrote, it took a while to figure it out, my german is not good! I did not know that you lived on one of the islands. Which one? Now about the Gov & Foriegners purchasing in Croatia. I have a funny feeling they have not cleaned up their act!!! I don't think Jimmyboy is going to start a business in Croatia. He is only buying property, that way. I think alot of foreigners are finding a loophole with this "say you are starting a business, get a home faster!". Just another lie & scam. Maybe not jimmy but others are doing it. Just another way to cheat the system!

What would you say the average price of a average home would be along the coast or on an island? What is the least amount of money you could spend on a average size home in average condition along the coast or on island? I am trying to get a feel for the prices along the coast and on some of the islands.

U2, it's not cheating the system, it's playing it. Setting up a company means you get your house ownership registration papers in a month, rather than 18 months if you have less cash and go the private route, as I did. I understand why they have this vetting system, but 18 months is a bit of a joke. Still, when in Rome...
BTW, I'm not German, I just speak it, and I don't live on the islands - I just own a house there...
