As I sow some people are complaining about agency fees I would like to hear your opinions ?

Were I to contact you from the UK and ask you to find me a specific type of property and give me a choice of two or three in different areas (I refer to your posting on the other thread regarding this issue) - then I would expect to have to pay. However, looking in an estate agent's window, picking a property from those on display - why should I pay, when the estate agent has a contract with the seller? Two bites of the same cherry does not seem ethical to me.

thank you for your answer. I also think that you can have a look at all our proprties on our web site, that is why we put them there but if you are asking me to take you to view 5 or 10 properties then I think that is too much. Or if you are looking for something cheaper or special then it is ok to pay something in front just to make sure you are serious.

I still think taking two bites of the same cherry is unethical! I do think potential time-wasters should not get off without paying something - but maybe by having a fee structure whereby monies paid are refundable on purchase of property would be a fairer way?

Yes that is what I thought, if they pay something when they buy property we will include that money in our commision.
Do you think this is OK ?

Tomo, Can I suggest you decide how you want to make money from transactions? It's a case of deciding how much you can charge, if it's too much then you'll not get customers, if it's too little then you'll not make money.
Take a view on what the other people (your competitors) are doing and then decide how you will do it. The important thing is to stick to it and make everyone know exactly how you do business. For customers, the biggest fear is getting into costs which were not absolutely clear in the first place.
I'll always go with the agent who tells me - up front - exactly what I'm going to get for my money and exactly what they are going to do for that money. Crystal clear, no fog, no doubts, no fears. I don't want to argue or negotiate, just know what's going on so I can decide.
Go do business.
