I would appreciate your comments on the following:
1. What do you think would it mean for Cro property market if non-residents are able to get a mortgage from a Croatian Bank?
2. Would a good product be of interest to British buyers?
3. If you are a buyer, what kind of mortgage product would you like to be able to get?
Help me create such product.
This is not a joke. I know many topics have been started on this subject and many answers were the same.
But, I am sure you know it is a matter of time when such product will be available.
Why not have buyers have their say.
You will be listened to.

I meant to be serious, but maybe coz I am not regular to this board I started on a wrong foot.
I would appreciate your constructive input.
Would there be a significant market for a competitive product or do you think British buyers would be reluctant to go through Cro bank route?

as an american i can tell you i cant get a loan to buy a house in croatia. maybe once they enter the EU.
i think the brits are in the same situation.
of course anyone can remortgage for "remodeling" and then spend it how they please at home or in croatia.
so i would think the answer is yes.

This is the problem. We've spoken to a couple of UK banks who lend money to Brits against foreign property. In markets like Spain, France etc, they have to go to a lot of trouble and expense researching the market, doing their own due diligence on property values so they know that any loans are essentially secure. They have to ensure that the legal situation for property has absolute clarity. Against this cost, they set the likely level of demand. At the moment, no bank sees a fully functioning, transparent property market with clear legal protection. Also, the current demand is not high enough to incur the expense. Croatian banks don't like lending as they're not in a position to verify income. As the market develops, the lure of profit is likely to bring players in but at the moment there is no critical mass.

I'm sure all of this is soon to be changed. There will be Cro banks interested in mortgaging to foreign buyers and securing the loan against a property in Cro.

by the time Cro banks start offering loans to foreigners the prices will be even more ridiculous than they already are.
dave must have had a croatian passport and has a company so of course they will give him a loan.

Can you enlighten us David? Were you able to convince the bank that you have a regular, good salary paid for by a reputable employer? How many years history did you have to provide? Did you need a Croat to underwrite it?

I didn't have any croats involved it was all in my name, I was earning a salary in Croatia at the time, plus they take into account the money you have in the bank with them. |
