I use a tracking service called AM Consultancy that just found out where my application is. I was due to get mfa on 2 properties in May, it turns out all applications have been sent to moj and are being started again. I went to the dept myself to check this was the case and was told the same it has to be restarted. This is three years now> I just purchased some new property recently and I bought through a company well worth the running costs and alot less hassle!!!!

Nikh Interested in your comment on using company. we really want to buy as individuals but know that ownership achievement is a big unknown. Did anything your experience in company buy (apart from taxation differences esp regarding cgt exemption) indicate any problems/differences for people who actually want to live in their property and therefore will need proper residence visa. Note that you talk of more than one property so living in company's house may not be your requirement. Any comments helpful thanks.

I visited m.o.j. last wednesday to chase my permission, ( second time), was informed they had lost some of my paperwork ( aaargh), they knew they had them somewhere as they were on the computer, but where they didnt know , luckily i had kept notorised copies of everything, and the ladies concerned accepted these (phew). they are getting the permissions out as they clear them, not as previously posted. they were aware all this was causing a lot of anger and anxiety, but all these cases were dumped on them, with no extra staff , I would like to get my hands on the politician or civil servant who made this decision to move

in regards to MOJ permission, we have been verbally advised that our paperwork has been approved - this has come both from our contact in Zagreb and our lawyer last week - we hope to have the paperwork in hand in the next 7-10 days - could be a good Christmas present ;D

My lawyer tells me to take plenty of photos of the house in it's current poor state so that, when the permission arrives (maybe the place will look a lot better by then) I won't have a problem convincing them of then low price I paid.

Hi Carol,
We have just heard from our lawyers that an application filed for one of our clients in third week of August this year (06) has been received back, FINISHED !!!!!! Thats just under 4 months. He was surprised just as much as we were, having advised our clients to expect a 12 month wait. Hope for the future ?
This is the same legal firm we recommended to Ribaric, so lets see how he gets on and if this was just a fluke.

That is amazing. I usually advise people to look at an 18+ mth wait and I was beginning to think of increasing their expectations to two years but 4 months!!! Its almost reasonable!
WE saw a case last week where the agent had been less than reputable. I would strongly advise everyone who applies privately to check that their MFA application has truly been made (ask to see the proof of receipt) and I would advise depositing your pre-contracts at the land registry to minimise the risk of the vendor selling the property twice. Don't rely on someone's word that this has been done, but get a Vlasnicki list from the local land registry which will show you as a burden on the property. You will need the katastar number(s) of the property for this which you can get from your sales contract.

We hear on the grapevine that Zagreb have taken on extra staff (Oct/Nov) to deal with the backlog of applications and allow the "experienced" staff to deal with new applications via the new computer system. Sounds a bit ass-about-face to me and given my limited mastery of the Croatian language I could be the one who has it the wrong way round. How many extra staff I do not know, probably 1........

Hi Mirabelle only difficulty is that you must show rent to the company even as a company Director, best to talk it through with your bookeeper when setting up the company , way too complex to go into here. Over all, all my properties are in a company except fpr 2 and Im going to transfer them in 2007 as I have a pain in my rear from the tax implications and licencing et al ref renting. The new legislation is further going to complicate this. If you are going to live in it and not rent it then you have expenses for this to the company as rent and running costs,however you dont have the expenses of property management so overall it balances it self out and may work out better, Its swings and roundabouts. In my case the private route doesnt suit and i see it now was a terrible mistake
