Why do you need to attend a seminar to figure out what your return can be ?
Is it too difficult to calculate how much money you can ask for a night, how many nights you would have to rent it, what your cost for renting would be, what the cost of the mortgage is etc ?
If that is the case I will start organizing seminars tomorrow and make myself filthy rich.
Fact is that a lot of people simply don't want to face the truth in the eyes. Fixing the numbers I call it, just keep changing the numbers until it fits your point of view. If you are not in Croatia, just go to the Croatian bureau of statistics, download the figures for the last 5 years, take a good look at the tourist numbers in your area, divide them by 2,5 (avg persons in a family) and you have a rough idea what number of tourists are visiting your area in any particular month. Then ask yourself again whether what you calculated is realistic of highly overdone.
If I would want to buy a house I think I would go for a place relatively close to the beach, within 15 minutes from the airport of Zadar, a few apartments, simple but decent furniture, low price for rent, advertise like crazy on the airports where Ryanair is flying from (none of their clients have a place booked anyway), make sure the guests can rent a 'wreck' (cheap car with nothing in there) and I think I will do fine.
If the market offers you tourists who go for low prices the easiest way is to accomodate them. If you want to make your own life difficult you start going for the upper part of the tourism market.

I would not attend a seminar myself but what I was implying was that people paid a lot of money for advice by attending a seminar and one should not expect Carol to give such advice in a forum such as this & being rude to her when she did not give the answer expected. Anyway, I wouldn't trust any estate agent's sales pitch. We had our estate agent telling us there is going to be a private beach in 2004 and there will be a new marina in 2006. There is no sign of any of these. NOT that I believed him. I have often seen adverts on off-plan development promising huge returns over so many years. Does anyone believe them? As for letting apartments, well we have very often walked away from the "cheap and sad" ones rather than sleep in them. Some people obviously wanted money but don't wish to put too much effort to get it.

Hi Irene,
I am after "set and forget" holiday letting service - a "self service" apartments/house type.
I can do the marketing and advertising, but I do not mind if you do that.
Holiday letting service/property management/real estate will maintain the property, prepare it for the guests and organize the checkout. It is very easy for someone who does that for a living, but also needs to be done professionally.
I have experience with such things (only as an investor) and it works reasonably well in other parts of the world, but I cannot find such service at Makarska Coast. Such service in CRO is a rarity (due to CRO entrepreneurial initiative, I presume).
Any feedback?

We know several people who tried to set up property management businesses. However, when they started to look at the dynamics of having one property in Makarska, one on Vis, one on Solta and one in Zadar for €50 / month each it suddenly didn't become an attractive proposition. It is definitely a business of 'economy of scale' where you need a high density of apartments in one location.

Of course, all properties under holiday letting management should be preferably within the 5 miles or so.
If we are talking about "looking after" property management - I do not know why would anybody need that service at all (you can always, but always find someone to look after your place), but I might be wrong.
