he might be stupid, but if you saw his qualifications, you would think him extremely well educated.

he might be stupid, but if you saw his qualifications, you would think him extremely well educated. In 50 years time, his price will be several billion. Education and qualifications do not automatically translate into good business sense. I know of many Oxbridge professors who live in their own worlds oblivion to real life. In Croatia people always wrongly assume that one is CLEAVER because he has some kind of qualification. You can study all you want and pass all the exams. All it means is that you can pass the exams (or pay to get your qualification), no more and no less. Even if his property is worth trillions in 50 years time, he is not going to be around to benefit from it anyway. The old saying of 'a bird in hand ......................

When I say 'professors', I do mean 'professors' and not the school teachers who are called 'professors' in Croatian primary schools.

I know exactly what Carol is saying as many here in Korcula have done the same thing. The Estate Agent we used ended up being a good friend and he told me of the problem here. The local people who see someone selling at a reasonable price to "outsiders" then thinks that they can get twice the price for their property !
We did not buy our property to sell but many sellers think that this is what "outsiders" are doing and hike up price to ridiculous prices when property is worth hardly anything and needs full renovation etc
For an instance there is a property in Korcula that was on sale when we were looking in February 2005 and instead of the seller putting the price down to sell (his story is that he built this property for his son and his son still wants to live in Italy!!) he keeps putting the price up and up and has not done anything to improve property - ie finsih the property off as it is still "half built" - even the planning permissions must have run out by now but he still keeps putting the price up at a really "stupid" price. Even at the lower price he started with was way too high - all the locals know he is in "cuckoo land" when it comes to price of his house but because once before he sold a house with a piece of land at a profit he thinks he can do it again - this man is not stupid in fact fairly intellligent except when it comes to the prices of houses !

I think his intentions aren't business and profit, but braggadocio. Subconsciously he's aware that he'll never sell the house and actually he's not in dire need of selling it, but the real result of his business position is that he can boast around of "having a 2 million € house". .

but my main point is that these sort of screwy-thinking priced properties are being advertised right now and they make it difficult for buyers to compare and figure out the real prices for the area. There are sometimes people who really wnat to sell and have something worth buying but it is difficult for buyers to find these properties. Its definately not helping the market at all.

This one partially is: people who go on about how much their house is worth should get the cleaver treatment. . boring people who go on about how much their house is worth should get the cleaver treatment. It has become the "in thing" in recent years.
