Kitty I have to say many of the properties on your site do not strike me as 'competitively priced' (and I apply this to other advertised properties via different agents throughout Croatia) I would love to be proved wrong in I disagreeumption that generally properties are over-inflated in this region and they are not actually selling easily. Are there any published figures confirming property sales over the last few years and at what price? My specific interest is Istria but a general idea would help. Hi Crogirl, you can look on the website of filippovic Advisory. They publish the real estate prices in Croatia www.filipovic-advisory.com/ however these prices are ASKING PRICES. It is true that sales slowed down and the sellers don't bother to lower their asking prices. It is their good right. It is the result of a market controlled by mostly existing real estate and small local initiatives. It will change once bigger projects pop up. The sellers of the small projects will only then see that their prices do not match with the quality of new resorts. For wrighster: 120.000 will get you a large 1-bedroom or small 2-bedroom see view apartment on the westcoast (porec, novigrad, etc.) Don't buy in Opatija because it's overprices. But DO buy near Opatija because it all has that Rapallo, Portofino old-world-luxury feeling that always attracts. We've had much interest for Opatija. You should have dinner at Le Mandrac in Volosko (next to Opatija) and you will get a good feeling of what sort of developments are happening there. Volosko is a lovely villiage and we keep going back to Restaurant Le Mandrac, one of the best in Croatia. Lovran is another worth looking at.

Moscenicka Draga is also very good, not too far from Opatija, small with the best beach in the area.

thanks again folks we are thinking of coming over in may this year to look around the opatija area and Krk, thinking of staying in opatija as price wise (flights etc) its as cheap to stay a week in a hotel as it is to arrange seperate flight accomodation etc, looking at the admiral hotel in opatija would you say this is a reasonably central location to have a look at Krk and some of the areas suggested above near Opatija?

I know hotel admiral well - it is extremely easy to get to the areas around Opatija from there. The bridge to the island is probably about 40 mins drive from the hotel [depending on the traffic].

The bus service is very good and #32 goes from Rijeka serving Volosko, Opatija, Lovran, Medveja and Moscenicka Draga, it goes back by the same route. You may need a car to fully explore Krk.

Wrightster, try hotel Dubrava. www.thalassotherapia-opatija.hr/main/dubrava_eng.aspI always stay there. It has NO STARS but is so much more luxurious than the anonymous other hotels. It is actually a big 18th century Baroque Mansion with a glass bridge connection to the Wellness center. A stay in the hotel allows free access to the pool and jacuzzy etc. area. Rooms starting at 50 euro. A double room is never more than 80 euro. All rooms have beautifull balconies. Mention that you were forwarded by Middelland...

The island of Cres is much more wild and interesting than Krk and it's only about 20 minutes drive along the coast from Opatija and then 20 minutes on the ferry. From there you can drive down to Losinj again much more interesting than Krk. You can also travel from Cres on the ferry to Krk and explore from there - this way you can bypass Rijeka and all the traffic problems. In the tourist season the ferries run all night.

I am a foreigner living in Croatia and out of all I chose the Split region, Split airport is the best connected year round and the town of Split is lively all year round. I bought a lovely house for 85,000 euros needing renovation in the riviera between Split and Omis in a village with fantastic views to Brac. Prices here are still reasonable. I spend 2 days a week sleeping in opatija and working in Istria, i love Opatija but too quite in winter. Re other locations on the sea in Istria they are not comparable to Dalmatia in the least. You have to see for yourself. I bought an old country house with 3000m2 of land which i still need to renovate but inland in the Buje area which is incredible and just an hour from Trieste. Rental here is good and there are very good prospects for the season to grow once a few of the 21 planned golf courses are completed.
