I have bought a property in a village on the east coast of Istria not far from Labin and Rabac. It is quite basic but does have all the facilities you need such as hot water, inside toilet, shower, cooker etc. I have rented it out to holidaymakers from the UK for the odd week at a time but to make this a successful venture I would really need to inject some money (which I don't have at the moment) into the property to bring it up to the standard expected by the majority of UK, German & Italian tourists. I was considering doing a basic refurbishment and looking at the possibility of renting the property out as a long-term let (3 to 6 months at a time) at a nominal rent, the tenants to pay for their own electricity, water, calor gaz, logs, etc. I set up a company to buy the house. Has anyone had any experience of this? Are there websites you know of that consider long-term as well as weekly lets? I thought it might appeal to someone considering investing in Croatia (specifically Istria) but who wanted to go there and live there cheaply for a few months to get the feel of the place before deciding which areas they were most interested in, or even a Croatian family? Any advice or thought about the possibilities/ implications would be much appreciated.

Personally I think the only realistic option is to approach a few agencies and see what they require. If they have no standards then they are probably not very good. Do the house up to a standard that is going to make people want to stay there year after year, don't forget a lot of other people are doing the same thing! This can be a success and it is possible to rent from May until September. You would be extremely lucky to rent any other way.
