We were building apartments for years; this is not so popular any more (for government and law makers) so we are thinking of building villas for rent and living.
We found interesting land near Sibenik, but it is a bit bigger (5000 m2) and it is for 4 villa’s. They should be four bedroom and pool (min. 400 m2), we can build no more than two. We do not want to build two and then build more.
What do you think would there be interest in partnerships? Are people buying like this?
We are thinking on buying an additional small house nearby so we can stay there when villas are being built, and are in rent. We specialize in “paperwork” so this is not a problem and we have our own builders so this is not a problem also, we wouldn’t look for money upfront but some kind of contract.
Comments, opinions, flame?

To all. I am very glad that there is interest ;D On Friday I am going to Shibenik to view the plot and to check papers (this step is very important ). Please understand that I will not give too much info on location until we are sure that we will take it, this is because I don't want competition For now: Land is 3 km from sea, doesn't have a view of the sea because if we want peace and quality we shouldn't build near shore. It has beautiful view of mountains (Velebit) and nature and it is shielded from wind (bura) and has beautiful tracks for walking and bike. Road to Sibenik and sea is new and there is a store, public transport close to plot. It is approx. 15 km from Sibenik. Second plot is near Skrad, but for this I don't have any details till Friday. More info on Saturday...

BTW would agree about villas, but you have to watch the final price please explain, what do you mean "watch the final price", if you are thinking about partners, than we were thinking like this, we all buy land, and we are all owners until finalized, we all participate in project and permits costs, same for building costs. So the final cost can be determined upfront, 90% precision.

sorry what i meant was when you come to sell, you need to make sure that the price (including PDV) to the end buyer isn't too high. A lot of properties have too much spent on the build (marble floors etc) and then the developer is left unable to find a buyer or having to sell for very small profit. I am sure you would not have done this though, i am only talking generally.

I am sure you would not have done this though, i am only talking generally. you are right we are builders also, so we have seen this kind of problems, they order everything first class, and then they say it must cost lower than second class usually we say: you tell us what you want first and there is no changing until it is finished, OK? sometimes they say OK sometimes NO and that is it... for this project we had in mind a bit higher standard than apartments but nothing extravagant, and we want it usable in winter too, so there are some things we have to think about (insulation, fireplace....)

If i were you i'd invest in solar panels and other eco friendly things rather than parquet floors in the bedrooms. Also i'd spend some money on landscaping. I think you would find eco-friendly has a broader appeal than marble floors, spa baths or parquet under the bed.

I think you would find eco-friendly has a broader appeal than marble floors, spa baths or parquet under the bed. solar panels are sure, but there will be parquet floors in bedrooms because there is no way that we are putting tiles in bedrooms (that is just the way it is ). Stone or tiles are going in kitchen, bathroom, dining , but for bedroom and living room wood is best, we were thinking in line with wooden floors made of oak but not classic parquet but long boards (it is traditional Croatian so called "seljacki pod").... landscaping is a must, complete with grass, and trees, we live in northern part of RH so there is no problem in getting soil, plants and so on... pool is just for easy selling most of EU buyers first ask for pool, but in a year they see it is better to swim in sea, but this is the situation (pool cost is minimal, considering other costs)

I never understand why because the bedrooms are often so small that you almost can't see the floor as soon as a bed and a wardrobe are put in the room.
People in Western Europe seem crazy right now about everything eco-friendly. It seems like the political correctness of a few years ago. Like someone who has a lower carbon footprint is automatically a better person! Anyway, if that's what they want, then you might as well include it in the design because it will help the villas to sell.

Ceramic tiles and laminate are not more eco friendly than parquet. Most of our developers are used to cro buyers whom insist on parquet and not ceramics in bedroom, I guess this comes from old times when bedrooms were not heated so it was better to step on wood rather than stone.... anyway our villas are being designed as we speak, so I will see what architect does and then change what we think is best, and according to advice from agents like you, or according to wishes of our partners.

I would prefer natural long plank oak or other wood, i don't like laminate as it shows as a cheap option.

Love wooden floors, but we worry about getting too much sun on it, blister the varnish and pain to maintain - all year round. OK to keep shutters shut when sunny but also like to have light in living area, so best option is wooden floors in bedrooms and tiles for rest. Also if letting - then people drag furniture around & damage floor.
