Do I need a Building Permit for Renovation?

Hi there all,

Can anyone confirm for me when a building permit is required in Croatia.
The old stone house we want to renovate was protected so was offered to the government first for purchase (they declined) before we purchased it so Im not sure if there are any special restrictions as to what we can do inside the house.

We dont want to change the outside of the house but we do want to renovate the whole house inside with new concrete stairs and a different design removing the old layout and original staircase.

The architects we have spoken to say we dont need permission unless you make changes externally to the outside of the house but want I want to make sure.

Can anyone confirm if the work we are proposing will need a building permit?
Is it true a permit is only required for work outside the house affecting the external walls. The internal walls on the house dont support the structure of the house.

Usually for this work you wouldn't need a building permit, but considering that it was under protection you should check with conservators.... also changing outside windows and doors, also roof is not internal and you could need their permission, architect should know this, and also he needs to sign a document that his project is in accordance with law and urbanization plan, he could lose his license if he does something wrong....you can check him out here: www.hkaig.hr/imenik_arh.php
