Hi, I would be interested to hear if anybody, at any time has had any dealings with Adriatic property services, to check on their application with the Ministry, If you did how did you get on?.

Yes, I used them. It turned out that there was a mistake and my application had been closed without being properly processed. Martina Gillingham from APS did not just check the status, but did sort the whole mess out by visiting the ministries involved many times, it took months to get it done. She's been great, without her I would probably still be waiting.

Could someone help me please? I have now been asked, after waiting 4.5 years for 190 Kuna by the Ministry before they issue my approval. I will lodge this to their account soon. Does anyone know what my next step is? i.e. is it my lawyer who gets my name in the Land Registry and then notifies the tax department. Will the tax dept just send me a bill ? or will they come and inspect the property ? ALL this is assuming of course that I am about to receive approval. Any advice would be appreciated because I have no faith in my lawyer as it was me who found out directly with the Ministry that they are waiting on 190 kuna.!!!!

It is your responsibility to tell the tax office, land registry (a.k.a court) and the katastar of your purchase, but you can delegate it. Often the estate agent does it but just as often it is the lawyer. Sometimes the buyer doesn't check and no one does it, so it is good that you are asking. It is really easy to do, although a bit of pain in gathering the documentation together sometimes e.g. our local tax office asks for a copy of the previous owner's purchase / inheritance contract. you need to tell the tax office of your purchase within 30 days and it is dealing with the tax offices that lawyers seem to be most "sniffy" about taking on. The tax officer will decide for himself whether or not he wants to visit the property to value it but whether he visits it or not he will probably make an independent valuation rather than taking the contract price. How long the tax office takes depends on the efficiency of the individual office. in my area it seems to average 10 months, although we've just had a case where the bill arrived last week for a sale which was completed in May 07.
If you lawyer agrees to do the three submissions (tax, katastar and land reg) but you don't trust him, you can ensure it happens by asking him in advance to collect receipts for delivery to show you (he'll probably post them so its just the orange recorded delivery receipt you'll get).
