Hi Nikh ,can you give a hint what pre approved list you mean? What language should it be?Croatian,english?Notary stamped? When and who delivers it and where to? I am a little confused,please advise,best regards,remik

HiRon I have left this on another post its the list that allows you to have 5 people saty in your property between 5 june and 15 september that are considerd non paying guests

Thank you Nikh.I have read your other post as well.I presume 5 from the post above is typing mistake,its always 15 we have been referring to. It is great to read your experience with this rather undefined issue.Breaking the law is definitely not what I intend to do in Croatia on the other hand I can hardly imagine not to be able to have some people staying in my own property purchased for hard earned money.So what I did is I asked straight in my local TZ-the answer was-as long as people pay boravisna-it is fine.To double check I asked my Croatian friend who is registered and categorized renter to ask in his TZ (same island) and here again -up to 15 people,family or friends one is not in breach of law assuming they are non payers.Never I heard about necessity of any list but I understand it is a matter of local interpretations.Nevertheless I will most probably approach my TZ with the list prepared by me prior to the season-it will not hurt.all the best,remik

I knew about the maximum 15 people staying, but I hadn't heard the date range - 15th June to 15th September. I may have missed a post, but what does this mean outside of these dates? Anyone can stay? No-one can stay? They can stay but don't need to register? They can stay but don't count towards the magic 15?

Its a bit like that law that stopped Hungarians bringing food across the border because they weren't buying enough in CRO - trying to solve a problem but not understanding the ramifications.

Hi! Sorry it was a typo. the letting period is officially from June 15 to Septmber 15 but in each case you need to check your licence and the dates on it. If you are in a residential zone you can let long term but not touristically unless you have commercial on bp. If your property has no separation of units or what used to be the usage permit you cannot get a licence. You need to be registered with the tax office so you can pay your obligations. you can only do this if you are a Company registered for that activity, hence the private buyer problem. The priivate buyer can screw the Tax authorities and it is for their protection to make sure they get paid if you are letting not that you get paid and take the money out of the Country.If you dont have a licence you cant let unless you are Croatian. This will change eventually.The letting period also must tie up witht he tax office for payments and obligations and for the past few years most tourist ofices are now tied in to the mInistry so they can check on tourist tax receipts. Everyone must pay tourist tax, including the owner, but in the case of the owner it can be done in a lump sum at end of season. YOu can stay out of letting period with your friends but as far as im aware they are part of the list if you are not with them. YOur local manager can help you on this ,if you begin a relationship with your local tourist office and they get to know you and you bring them a bottle of wine or chocolates or flowers or something nice, to show you are not trying to rip them off but to do the right thing. Sorry im in a rush to catch a plane , if this is not clear i will try to explain better . I also read this article and think it slants it a bit all of its true, but now it is also possible to overturn some decisions regarding residential and commercial so the owners can let. My agent has done this three times since February. The laws are getting more user friendly, the problem is advice coming from loads of sources with no specific professional experience only bad experiences. Their are people who spee and do not post as they get paid for this work. It is also possible to get oibs form abroad and to organise tax numbers, it is possible to get separation of units if a building bands together and doesnt do it individually and the same with usage permits if you are in a building with other foreigners. The laws are in place and mechanisms available. If you want the name of a Company that does all of this professionally. pm me
