There are perfectly legitimate ways of acquiring and "parceling" land, it does not have to be done, and indeed should not be done, in the way some people describe.
My experience is based on 25 years in the construction industry in the UK, mainly in the home counties and London suburbs and quite frankly the system here is really not that different.
It does take time, the right approach and attitude and a clear vision of the end result you require, but its not rocket science!
I wonder if this thread should be split between the ambitions of private and professional investors. The questions being asked and answered seem to relate divide into two very different camps.

For those of you with ideas to buy agricultural land for speculation purposes........be fast, because in January the law will change and the sale of agricultural land will then only be possible through a government agency.

madgolfer, i think the thread in its current format is ok. The idea is to identify whether the experiences of both private and professional have been good, and in what way, bearing in mind all the obstacles, and fixed unseen costs that may or may not exist.
