So basically you agree with what I said:
I said that (most probably) the only reason for owning a house in Croatia is IF YOU LIVE THERE and not if you live in the UK or anywhere else.
You live in Croatia, so it makes sense to own a house.
And Croatia becoming easier ? Not really in my opinion. Please explain me what has become easier and what benefits the average person has because of the change, I am really curious.
When we came to Croatia we knew that it would be difficult, but I did not take into consideration that a failing judicial system would eventually be the nail on the coffin. The moment our land lord closed his company and refused to give all the companies, which rented space from them, access to electricity and water it was all over for us (all the bills were paid on time by everyone). He simply told me that 'I should go to court if I wanted to change it' and he knew very well that going to court will take years, by which time it would no longer be necessary.
Could we have done it differently ? Sure, but then we would have needed to own the place and good luck trying to find financing for a start up business by foreigners. We had no other opportunity then to rent and although the contract was designed with every possible problem in mind...........we did not calculate for the non-functioning judicial system.
With us 5 more companies sustained heavy losses because of this land lord, but none of us was able to recoup any money, it all went down the drain.

everything is getting more difficult and more complicated. sooo much potential and sooo many stupid rules and regulations. its as if this country considers investment an enemy. i dont know what to think anymore...seriously...its just totaly insane. i dont know whos behind this system...sometimes i feel that its a plot to make croats want to join the EU... I dont want croatia to join the EU...cos i know croatia has potential and resources to do so much on its own,...but it looks like croatia will have to...unfortuantaley...and it could be all foreign policy destorying croatzia from within...im aware of that possibility that i politicians have sold out to American and EU policy...so that they intentionally create a nighmare investment atmosphere in croatia. cos i find it sooo hard to believe that croatias leaders can be so stupid and dumb...they must have some fat commy scroos loose in their heads. freemason wannabes.

I guess what some are trying to say here is the place is full of red tape, and that it is. Their main problem is laws are not defined well, thought out, or been around long enough to see their full effect. Many are from former Jugo days, and some of those guys thinking them up today where educated then. Every January sees a whole bunch of new laws and amendments to local law for people in Croatia. The problem is they don't just discard an old law, but just keep on amending it, adding to it. So, in the end no one knows what the actual core law really says, as they will list in the Gazette the amendment, but then you have to go back and find all the changes, locate the actual law and then try and figure it out from there. To bad it can't just be the 10 commandments, and then we'd all remember them (although I'm a little rusty on 9 of them). The one I remember is about adultery, but I must admit I'll have to look that word up in a dictionary to see what it means. Hehe!

croats love to stress how they have a so called "roman law" legal system. Whatver they think that means to them...i think its time to change it. If they would just make opening a firm free and easy...that would be great. If they could parcelize land plots and create infrastructure etc...so that people could build houses for themsleves instead of buying a pigeon coop. The country is empty..only 4 million people. no need for unemployment, or lack of investment. whos running this country? im sure the croat politicans like checking out posts on this site. I have had sooo many bad exoperiences here ..that i absoultely have no credibility for croatias legal system or any beaurocrat pretending to be something. they are mostly arrogant, rude, insecure, sarcastic, connected and very corrupt thingys. Its bloody incredible.

the rate that people get payed at in croatia is fairly low anyway...but proportionately the amount the state taxes is "apsurd" as sanader etc...would say. plenty of incentive to do things on the black ay. you can even build a bridge to peljesac (with paperwork) if you have to connections. just look at car regsitration and insurance in croatia...we get paid (those who get paid) 4 times less than australia...but the cost of reguistering and insuring a car is about the same as australia. And road tolls...absolutely ridiculously over priced...tried claiming road toll charges on your tax return in croatia...hahah.if you have a transport firm. petrol in croatia is about 80 cents more expensive than australia. people in asutralia think they have it difficult with the mortgages...hahha...they should try getting a mrtgage in croatia...with croatian wages.,..all for a 80 2 meter pigeon coop that you will own after a lifetime of slaving away for your croatian tito wanna be boss. i am pretty sure that psychiatrists are absolutely making a killing in croatia.

So. I assume, the answer to the mortgage question is no??!!
But it may be the case that the numbers just don't stack up.. That most applicants do not meet the requirements needed. It may not stack up for foreign investors, as they can't rent out residential properties to tourists. and the rent obtained for long term just will not realistically cover mortgage payments.
The question is: how many applicants are there with good disposable income (in full employment) that will want to buy an apartment on the coast of Croatia, just as a holiday home and no potential income stream from tourists?

With so many rules and regulations punishing foreigners for owning a house...........who wants to own a house in Croatia and live in another country ? I guess you only would want to have a house if you actually live and work in Croatia, I cannot think of any other reason. I can maybe. I think its the adrenalin rush, the sensation of sickness when things start going wrong. The buzz of getting it sorted out. This is what we are alive for - and beats a maisonette in Eastbourne any day. Also sufferer of Münchausen syndrome!
