This has probably been asked before but what exactly is the usage permit and would it lie with the original owner of the house of do we need to apply for our own - and through which source?

Sorry I should add I am not asking in relation to renting - only that our buyer (who is Croatian) has asked for it

Are you in the UK? If so you may know what a building completion certificate is? Well the Usage permit is more or less the same thing. It is the certificate issued by the municipality which states that the building was completed according to the planning permission. It makes the building legal and it means that the building has been approved for use.
However, Croatia being Croatia, its also a point where a hefty tax bill gets sent. Your builder should pay this but some people will try to avoid it and it can be the difference between making a profit and making a loss.
It is a relatively new thing in Croatia, so older buildings do not need it to be legal. Ask your lawyer/ estate agent/ builder for a copy.

Thanks Carol We have now been told it wasn't required when the house was built (confirmed by the Ministry) so all OK We thought it was difficult buying a house in Cro...selling it is much more difficult!
