Perhaps all the rich people will come flocking in to buy up properties in Cro now. ;D That'd be Montenegro.

Thanks UTV - your 67 villas has a smaller version here on Hvar. All got started with huge pomp (11 villas), today a decaying building site with 95% finished houses rotting, all unsold, as far as i know, utilities not connected.
There is a lot of experience of the pitfalls of Cro property over the years on this forum. Not so many success stories (there are some, I was in a Villa today which rents for 15k euro a week and is full much of the year), but given all our experiences and wisdom, if an investor came tomorrow with an open mind and 1 million euro to invest in Croatia, how would you advise him to spend the money?

OK its not on the multi million euro scale you guys are talking about but our little development of eleven properties has at least got past the planning approval stage so it can be done. Its taken us five years to buy the site, get the planning approvals and run in all the infrastructure so it can be done.......albeit slowly. And yes you do need to make some new friends along the way. Im sure Brad and Angie will be fine.

Luckily they were not my 67 villas, when i can affor 1 villa, then the guiness are on me. Tricky, Old stone houses still remain the best option in Istria Buy for around 100,000,e renovate for another 100,00e.Make into 3- 4 bedroom, with pool BBQ area, kiddies swings etc The houses wil be worth around 350,000 when finished, the problem at the moment is no buyers. But they will still rent easily, spend 20 -30,000 on nice furniture. Advertise on 2 - 3 decent websites and They should be booked from June - October and it is safe to say you can get between 15 and 20 weeks rent. This is a little to much work for the mysterymiilion pound person so. i would advise buying 3,4,or 5, withing 20 km of each other and then emplying somebody to run after firsth the build project and 2nd ly the renting, cleaning, maintenance of the houses when they are finished. nearly anything built before 1968 gets around all the problems of getting the rnting licence and saves huge amounts of paper work. Providing there is a good builder, a good property manager, a good accounant , good communiaction between all parties then the investement will be profitable
