Hi I used the book at: www.croatia-holidayandhome.co.uk/rentals/rental-law.htmland the updates he sends me and went down to my house in Croatia in October and organised my own rental licence. It took 7-10 days but is now official. I now have heard that you can do it in a quick visit and give power of attorney and they will do everything for you for a fee of around 5,000 kuna (I think)

Hi I have just got my Villa , finish and ready for renting , as the house was build in the company name , with a resadental permit, i have been told i cannot rent within the company , and must put the house in my name , pay the PDV , and so on , this is not new but, has anyone any update on this, not that i am agrainst taking it out of the company , but a few years of rent would help with the PDV , and close the company over the next few year, is there any grace time given .

I hope someone can answer this question : if 3 people own the property, can one person apply and sign for licence to rent out to tourists?

Hi -no problem -but first the other two people would need complete a power of attorney confirming that is the case. On Friday I launched a rental licence service where EU nationals can apply for a rental licence remotely i.e. without leaving their home country. Hi Francis, I think you may not need to do that yet... You can still apply through your company, as there is a temporary reprieve till 2016. At 2016, Then you will either need to have it in your personal name or keep it in the company but change the residential permit to a commercial permit... www.mint.hr/default.aspx?id=9962

1. Get all ownership papers, originals from the courts and land register, not older than 3 months including cadastry documents and the real estate purchase contract of your property. The property papers must be clean with no burdens.
2. Get Croatian Doctors certificate stating that you are not insane, and that you are fit and healthy.(this varies in different regions and is enforced in some, and not enforced in other areas )
3. Locate your nearest safety inspection office, they issue fire extinguishers and evacuation plan, stickers, and first aid box, all government approved.
4. Make appointment for them to inspect the property. Usually within 2 weeks. Once inspected and the invoice paid then fire extinguishers and evacuation plan, stickers, and first aid box, are collected and placed in the property.
5. Find the local categorisation office.
6. Obtain the list of items that is required for your property to reach the star rating that you are striving for.
7. Give all documents (points 1, 2, and 4) to categorisation office.
8. Make appointment for the local categorisation office to inspect your property, usually within 30 days. Pay their invoice
9. Buy any objects that are missing from your list.
10. Get inspected, either pass and wait 2 weeks to 1 month for the official document with a licensing number on, or get rejected and do the reasons why the inspector has told you that have failed.
If you do not or cannot do this process in person then you can employ a 3rd person by using a public notary and a Punomoc. The Punomoc must be in Croatian.
If the property is in joint names then both would sign the Punomoc . In the case of several owners a separate Punomoc can be made stating that 1of the owners signature represents the will of all owners of the real estate.
