Firstly can I point out that I did not start this thread and only commented when I freely answered the question from “Keep Smiling”. At the end of that answer I included a link to my book on the subject. I run three forums elsewhere so I am aware of commercial postings and I do not think I have crossed that line or presumably the moderator here would have rightly removed the thread.
Since the launch of the book many people have emailed me about their specific circumstances and I have freely given them help and advice. I have also organised a service for foreigners who cannot get to Croatia before next season, where they can employ Croatian companies to obtain licences on their behalf.
I’ve had mixed book reviews before but usually by people who have had the courtesy to read the book first. The above responses merit a defence of the book, which will probably just annoy further, so apologies in advance.
Lawyers and accountants earn thousands of euros advising foreign owners. Croatian Property Management Companies have earned a lot of money from foreigners over the last four years who wanted to rent their properties but could not do it. Typically they charge between 10% -30% of the foreign owners rental income (which when added to the taxation costs) means a foreign owner is lucky to net 45%- 50% of their turnover. In the book I compare this with my recommended route of doing the process yourself and the figure becomes 78% of income.
I had assumed that a book that aims to empower the individual to save money by cutting out some of these costs would be welcomed.
I would not recommend anyone to set off to Croatia with just the advice from “Up the Villa”, to obtain a rental licence; each one of his points is a chapter in the book in its own right. I have spent five months writing a 96 page book, so that a private individual can avoid any of the above costs and apply for a licence (for just the administrative fees) and then advises on how to maintain the licence paperwork through the season. The price for the book is £16.95 and comes with full money back guarantee - in case the reader feels that it is a waste of money. It also includes an on-going free email news service (as I find out supplementary information) and useable templates to help with the process.
Not applying for a licence and renting next summer OR applying for a licence and then not maintaining the paperwork through the season are both dangerous mistakes that could cost you many thousands of euros in fines. I have done many hours of research; I have consulted with lawyers, accountants, estate agents and property management companies who all agreed that the process for an individual is still incredibly complex (post EU accession) and saw the benefit of the book.
When the book arrives with the people who have ordered it, they will have the chance to decide if the £16.95 investment was worthwhile or not.
