Hi
I don't understand the purpose of both the land registry and Katestar. I have been told the Katestar is not valid in relation to property ownership. Why then does it have names on there. Issue I have is name on land registry is different to Katestar, land registry is in grandmothers name who is deceased, katestar is in a daughters name who left it to her brother all deceased, who left it to my dad. Have been told land registry is the only valid one which would mean contacting all decescendants of the grandmother which is around 30 people. Is there anyway the Katestar records can be updated to the land registry. Confusing I know!

There isn't a point. The dual system is there for entirely historical reasons. I think the katastar was introduced by Napoleon when he wanted a detailed map of everything he had conquered. He introduced them in his other conquered territories too, but they are usually spelled catastre.
The land registry is the one that its most important to get right. Some people don't bother with the katastar (note the spelling - its also the pronunciation) and that's why the katastar can be in such a mess. However, bureaucracy is tightening up in Croatia, so you need to get both correct. Do the land registry first though.

You'll need a lawyer to sort out the land registry mess for you, and it will probably also go to court. There is a process for cleaning these things up but its very slow.

Thanks Carol, this will take years if it ever gets sorted out at all as there are so many descendants from whom the land registry name is in. Just out of interest, I noticed you have a real estate co, what sort of value would land in the central part of Hvar be worth, no roads, no services, approx. 50000 sqm

My understanding is katastar is who is using it and what type of land it is. So for example we changed land from pasture to building land and katastar had to change usage before ownership document showed it as building land . Land registry is who owns it and thats critical

Is ther a website to check the land registry entries? You can see katastar online and their page does show when court cases ae opened and resolved for properties.
