Can anyone share any knowledge /experience of what dark and light yellow building zones indicate in terms of building. I have land in light yellow zone adjacent to plots with houses close to amenities and conflicting information about whether my daughter can build on it.

The dark yellow zone is the building zone and you can apply for a building permit. The light yellow zone will be building zone in future. So you CAN NOT apply for a building permit and can not build there yet. How long it will take until it is marked as dark yellow/ building zone, nobody knows. You can check it with the local municipal.

Thank you so much for answering. I am a foreigner. I own light yellow building land. So although I was allowed to buy it I am not allowed to build on it ......is that right? Plus local council could in theory just redesignate it agricultural in their next village building zone plan....right?

Hi Istria, That is correct, you are not allowed to build on it. In all cases you have to apply for a building permit before you start to build. On the light yellow zone you won't get that permit. About the future.... who knows. Normally the yellow zone will not be changed to agricultural zone.
If you want to be sure, or if you want to know when the zone plans will be changed, you have to check with the local municipal (opcina).

Probably the light zone is to determine within the zoning plan the way a city or village can grow within the city/ village limits.

Actually, "rene78" is not completely right. I will try to explain about light and dark yellow zones. The local zoning plans for most of the regions in Croatia are made 5-6 years ago. At that time, the Government instructed all the local councils to make a difference between "built-up" (dark yellow) areas and "not built-up" areas (light yellow) within each village. The light yellow zone is, by its definition, the area of 5.000 m2 or more, located withing the building zone but without any legal objects on it.
After the zoning plan for particular local council was approved, it was possible to get a permit for all the land plots located within dark yellow zone, while they said it is required to make a detailed zoning plans before anyone can build on a land plot located in a light yellow zone. The idea was to make a better planning of the areas that are not developed yet, which is kind of ok if you ask me.
Since local zoning plans are done long time ago, most of the local councils have already approved detailed zoning plans for all the light yellow zones. So assuming the detailed zoning plan has been approved (and there is a pretty big chance it has been approved), it is possible to get a permit for all the parcels located within light yellow zone as well.
I think you should try to get the information whether the detailed zoning plan (UPU in Croatian language - Urbanistički plan uređenja) for that particular location has been approved or not. If it is approved, then you can get a permit and build, the same as the owners of the parcels located within a dark yellow zone.

Thanks: Ivanic Grad, Zagrebacka Hm, I tried to find it, but the information about the zoning plans in Ivanic Grad is not really accurate. However, it seams like there are 6 different UPUs for Ivanic grad... in 2008. they started working on the plans, so I assume most of them are already approved. The best is to call the local council and ask them for an update. The first step would be realize which UPU is relevant for your parcel... information about that can be found in the main zoning plan for Ivanic Grad.

Is there anywhere online I can see the zoning plan for Solta Solta is "my" island... we have sold lots of properties on Solta and have been running several projects (building projects) in Maslinica, Necujam, Stomorska, Gornja Krusica. So whatever you need to know about Solta, just ask. I have a zoning plan for Solta on my computer, but you can also see it here: www.solta.hr/index.php?option=com_remository&view=containers&id=1&sort_order=0&Itemid=68if you click on PPU, you will get a master plan for the whole island, and if you click on UPU, you will get a detail zoning plans that define building regulations for light yellow zones. If you read my previous posts on this topic, you will realize I was helping people without any intention to "plug my company". But when someone mentioned Solta, I needed to say how familiar I am with that island because i have worked with Solta properties over the last 10 years. I don't see anything wrong about it.
