hi posted this recently but no replies...any help appreciated hello. Can anybody point me to an english version of what documentation is required , and the process involved, in obtaining such a certificate. How long is the certificate valid for..somebody said 10 years??. Are architectural plans/drawings of the house required and what exactly is the documentation required from utility companies etc . Is there a quick guide to any of the above on the web. Is the service carried out by arcitectural companies or is there a list of approved companies and costs. Looking for somebody reputable in zadar area...been let down so many times in the past out here. Any help guidance would be appreciated.. yes valid for 10 years. i've got notes somewhere about the rest that i will try to look out for you. (I am supposed to be writing a blog post for my website about it so its no hardship)

Building engineers are the trade who make certificates (Inžinjer građevine) You need a government issued licence to do energy certificates. Cost depends on size etc but as a guide a new build 2 bed flat costs 1600kn. Prices typically are in the range 1200-1800kn. Just wanted to add, recently we got an offer to get our energy certificates done for the 6 apartments in our building in Zagreb - the cost if we do it all at the same time is 3600 kn with VAT (the cost will be split equally between us). That's extremely cheap considering the price we got for just our apartment alone when this process first came into practice.

Getting a price depends on several things ... do you have architectural plans of the house and does it have the physics of the house ... they call it the statika of the building here. If you do then the cost is less than if you do not as the architects have to draw this. Also it is much less expensive (for a flat owner) if all the tenants in the building to an entire building of flats than the expense of doing just one apartment/flat.
Also if you all use the same architect and do one apartment at a time the firm should charge each tenant a fixed fee, because once he has done one apartment the rest are basically the same.
What some firms are doing is illegal ... for instance your building does not have the statika plans of the house and yet they give you an energy certificate for say 700kn .... by this you know its not a legal certificate .... a reputable firm will give you prices based on what architectural drawings you have, the one I work with gave me a two page spread for charging clients based on what they have in terms of architectural drawings and when the architecture drawings was done and if new build or existing building.
Therefore, be careful out there ! And check out who is offering the service, if they do not ask you the right questions on the phone in terms of whether you have all the required architectural drawings, then you are dealing with a shifty person.
