Hello, Does anyone know of a magazine or online service that advertises land and property in Croatia that is not real estate agent or foreign buyer biased

Butiga includes private ads as do local newspapers. The problem with the private ads is that they are usually very brief, have no photo and only a phone number. You can spend a lot of time trying to get hold of vendors, only to find when you get there that if you'd only seen a picture first, you wouldn't have bothered, as it wasn't really what you wanted.

A friend bought through a private ad and I am convinced that he paid at least 25% cheaper than going through an agent.
In Croatia agents normally do not charge vendors commission, but inflate the asking price, sometimes even up to 50% and stupid foreigners fall for it.
This is not fair: what is also not fair that property agents do not pay anything for advertising on this message forum.
Am I right here webmaster? You are just being stupid to be taken advantage off, the same as potential buyers.

So far I bought three properties in Croatia. None was through an estate agent and all were by word of a mouth. For example my second house is in Vinisce, actually it is here: www.thisiscroatia.com/uvala1.jpg - very near the sea front. This place for me is amazingly quiet and clean and it is just 40 minutes driving from Split, 30 minutes from Split Airport and 15 minutes from Trogir but that's if you are fed up with London busy life and want a peace and quiet. I just happened to be there one day and I ‘ve seen this house and was told it was for sale. Next thing I remember is - I bought it! People said not to buy there as it was deserted during the winter but then - I heard that an American Company has bought a huge piece of land now and is building a hotel there...

Tom, He may well have got it cheaper, but he probably had to do a lot of work to find it. It took us a year, with one of us continually in Croatia, to get what we wanted when we bought our first place. It is not true that agents in Croatia do not charge vendors. We actually have a problem over the practice of charging both buyer AND seller, which we refuse to do. We only charge the vendor. Practically every other agent charges both. In a tiny number of cases we have encountered vendors who have said, this is what I want, whatever you get over it is yours. I was very surprised, as I'd never encountered it in the UK. The vast majority of vendors, though prefer the normal commission method. There does seem to be a perception that local agents take a lot of money and do little for it. Perhaps this is why we are getting so many new instructions. We actually were quite amused last week when talking to a vendor. We had been bringing a steady stream of people to view his house and we were aware that the one next door was for sale, but at an inflated price that was not justified. The one that we have is much better, better presented and priced sensibly. He told us that the neighbour had been moaning to him, asking why so many people were coming to look at his house and not hers. He wanted us to go and talk to her! Telling her that she needed to tidy the place up and get a decent agent didn't seem worth it, so I just left a card.
