Thanks Carol - makes sense now. We've only ever dealt with three agents and one at a time - the first agent was great, there were two of them and we liked one of them very much, we felt that he was very honest and trustworthy but I'm afraid that when we backed out of buying the property, as I previously mentioned, he wasn't too happy - as you would expect. I think that we would probably have bought something by now if we were sill dealing with him.

People changing their minds is just a fact of life though. The only ones I mind are the times when a sale is agreed. the contract is drawn up - and paid for - and then it turns out that the sellers are getting divorced (or there's a family war or something) and one of the couple decides to make the other one's life miserable by refusing to sign the papers. In those circumstances, the potential buyer and the estate agents are just viewed as insignificant collateral damage.

This is upthevilla's area, not mine, but from your criteria, I can imagine why you've found it difficult to find a suitable property!
Are you British? If you are, then my reading of your post is that what you are asking for is the Croatian of a property that has legally been built on greenbelt. An Oxy , in other words.
At least in Dalmatia, the urban plannign rules mean that villages, towns etc are divided into areas for living, areas for doing business in, areas for tourism (some zones for individual renting to tourists, some for hotels, some for campsites etc). These areas overlap sometimes, so that one zone can have two potential uses.
Then outside of the urban areas, there will be areas set aside for industry, and for agriculture and others for forestry. If you were to see some of the places that are restricted to agriculture, you would be surprised as you couldn't possibly grow anything on it since the top soil blew away when the Romans cut down all the trees! Farmhouses don't exist, only tiny, strictly controlled sheds for storing tools or sleeping overnight if the farmer/ shepherd is too far from home.
So, if you can imagine it, finding a place with no other buildings about would mean that its not designated for building!

Envy and revenge know no limits and, as you said, we and the buyers get slaughtered. It's not exactly rare either. The other trick is to raise the asking price at the 11th hour.

Hi I bought a site in Knin Croatia over 5 years ago . Initially I had problems with the title on the site ,but sorted out that problem and had the site put in my name . I now need to finalize this process and need to have a solicitor sorted it out for me and register it in the courts .Can any one recommend a solicitor in the Knin or Sibenik area . Can any one recommend one that speak English and has experience in this type of work . Thank you
