Hello, sorry if this has been asked before, have had a look but most answers are old prebrexit and no conclusive answers.
Just before brexit my sister registered a company in Croatia and bought agricultural land with the aim of building a small stone property for post and then putting tents on the plot for tourism. They have built the stone house and I guess the next step is the tent's/tourism bit which she was told by both an estate agent and a UK chap already there for several years this was ok.
So turned on to the idea of leaving the UK and moving to a small island, I was looking at building plots, but it seems my budget may not stretch, we were looking for something that we could build 2 houses on, 1 for living in and 1 for holiday let, we have around 225k euro to spend on the land and building 1 property (can build another later when we have money) how ever the more I have read the more hassle it seems. Locations we had found were around 150k for the land leaving 75k for everything else. (I figured it would be far cheaper to build in croatia than the UK, and so far i've been told anything from 1-3000 per sqm for building.) which seems a lot unless going for top end villa builds.
It also looks like (please correct if I am wrong) that I need to get various permissions from the mayor, need a designer and builders (I was originally assuming I could build my self and didn't need certificates), I don't mind having a architect and builders, but it all sounds a lot more difficult than 1st imagined. Especially getting permissions on land sold as building land?
My other option and possibly preffered was buying argicultural land, a large plot of around 10,000sqm, prefarably one that already has a building on, with the aim of renovating that building. It was our aim to rent that out as holiday let, and then build ourselves a seperate temporary accomodation out of wood, a bit like a log cabin, I am finding mixed answers, some say this is absoloutely fine, but I do not want to spend a lot of money on land to find out I cannot do this. Does any one on here have absoloutely definitive answers? We are set on buying in the dalmation Islands but would hate to spend our life savings on the wrong thing and throw away money.
I guess our last and final option is buying property with a house that needs renovating, renting that out and living in a static on the spare land.
Thank you for any help. We are only in our 30's and would like to get all this done before our 2 year old gets too old and into school etc.
