We visited Istria last week and were shown some properties by an agent there which when I checked on the internet were on someone else's books. Do they all share properties? My agent was quoting Euros10k more on the price so I assume he would negotiate with the original seller.

Sole agency is fairly unusual. Our experience is that people often instruct us after they have had property for sale with other agents who haven't done much for them. They are then amazed at the number of people we bring to show the property when the local agent had brought just a handful. We've seen examples of properties we had that were sold ages ago still showing in local agents' windows and at quite different prices. The lack of sole agency certainly poses problems. One agent may value a property at one price and get lots of interest at that price. Another may be getting no interest and encourage a price reduction, still getting no interest because of poor marketing. Next year we are going to push for sole agency. This year we were new and refused few instructions. Sole agency with a decent firm is much better for everyone.
