I think it depends how much time you want to spend travelling to the place you buy. When we bought we had a strict criteria of it being within quick and inexpensive reach of the UK. As a result we bought in Istria - 90mins to Novigrad from Trieste airport and not too much more from Venice.
The season isn't as long as somewhere in the far south but the prices are much more affordable. Its well worth looking round the internet as there is so much info. But there is no substitute for getting over there and looking around to get a feel for the place.
Drop me a mail if you end up heading off to Istria. Nick.larkins@egg.com
Cheers
