Some of the agencies I am dealing with have introduced a charge for showing the properties to potential buyers.. I must say I was really surprised.. Do you know of someone else who got charged to view a property in Croatia? Thanks, Anja

Yes I found that in Istria one agent asked us to pay too. We deliberately looked out of season during the very quiet period and felt that a charge during this time was unreasonable given that we had invested considerable amounts of time and money in our search (4 week long visits) and we felt this demonstrated our commitment. We always paid for lunch and left a bottle of wine as a thank you for the time spent however!

In my (limited) experience of dealing directly with local agents "on the ground" in the Zadar region, these charges do not exist - the agent charges the seller around 3% and doesn't charge the buyer. Where I have found these charges levied is when the buyer is introduced to the agent via a property search agency who typically provide a user-friendly english or german language website and offer telephone advice. IMHO there's no problem with this as they are providing a service and have a right to charge for it. I do find it a bit disingenuous though when a "free property search" service is advertised which subsequently directs the buyer to agents who charge viewing fees and a percentage of sale price to the buyer. It could be easily argued that such services are not as free as they may at first appear.

Anja, I suggest you ask them directly why they do it, I am sure there is an explanation why they charge for this service. For example, www.croatianhouse.com plans to offer house hunting tours at a price, but if you buy from them then the tour price will be deducted from your commission.
