Graham,
I've experienced forest fires rist hand, I was in Canada last year, around the rockies and there were numerous fires, and I stayed in areas where fire fighters had to be drafted in from all over the country.
As with the earthquakes, I was not aware that croatia sat on a particular fault. I wonder if mass construction (not only domesic but comemrical development) would have a direct impact?

There you go Graham, I knew you'd come around ! ;D Zero77, not as easy as it seems to agree something beforehand and and then stick to it. Just take a look at this thread alone, you have one guy interested in renovations, another wanting street appartments, another not interested in derelict properties, another after a bar or disco, another looking for development land...... that's before you even look at where you guys all live. If you are serious, could I suggest you maybe look at a Croatian property investment product probably available from some of the financial institutions...that way you will be locked in, and you will all know where you stand before, during and after the investment period. Sure doesn't Denis work in an investment bank? Culchie

You right, all these people want different things but you don't jsut partner up with the first person that you come accross that would be foolish.
I personally would insist on a full financial background check on anyone before I contemplated doing busines with.
I'm not too sure anout the financial property investment companies, plus I don't know many that are working in croatia.
I beleive there is a gap in high quality, affordable, (modern on the inside) holiday Villas so I would like to look in that area and that area only, if that does not suit the next person then they are not suited to my plan, simple as! and I wish them luck in whatever form of investment they choose.
I looked at a resport on one of the islands where you can invest in an appartment (one of the big hotel chains), and I walked away very rapidly.

If you are not willing to engage with people who do not adhere to your 'plan', then the question has to be asked....are you actually looking for partners, or simply investors in your plan?
Partnership involves give and take, compromise and teamwork !
Anyways, you know where I'm coming from, and I see where you are coming from...all the best with it.

Culchie I think your sport on! if 'whoever' I am looking for as a busiens partner does not have similar views, ambitions and ideas as I have then it is a non event. however when/if I find that right person or persons I would be working in a 'partnership' environment, whereby we would bounce ideas and thoughts of each other and keep an open mind.

Hi - I have read some of the responses...and yes of course this type of idea has its risks. But so does crossing a road.
The idea would be for each individual to do their homework about the idea and the other individuals in the partnership . Eventually , if all went well - each individual would end up with an individual house with their own title - and be able to sell it or do what they would like with it.
The advantages with this idea is that the costs are lower - economies of scale, less hassle - with builders etc - as these will all be shared - and you get to pick and get to know your potential neighbours !
Anyhow - despite some of the doubters out there - happy to report I have received a fantastic response and have been talking ang trying to take things further with like minded people !

Hi Denis, good luck with project.
I don't doubt you will receive alot of interest from people, what I doubt is the outcome after dealing with a load of strangers.
If they were friends, relatives or even work colleague, then fine, but strangers from a bulletin boards.... not a good idea.

thanks for your post. would be interested to know who your relative is and what problems he/she is having.
As for paying taxes, working legally, having a company etc, why not check with the Hvar tax office (who checked our operation a few days ago) before spreading anonymous posts over the internet.

I am also interested to buy property in Croatia, ideally between Zadar and Dubrovnik. But I am only interested in places that have a golf course or more nearby or where there are plans for courses to be built in the near future. Does anyone know about such places? Would appreciate any advise.

I think that this is an excellent idea. In fact 3 years ago I set up a uk Company to do this and subsequently incorporated a Croatian Subsidiary. We now have 5 properties. The important thing, as stated earlier, is to ensure that everyone agrees at the outset the strategy of the partnership. I am in and willing to help. graham's right!
in august 2003 we had a 3.9 earthquake near karin (near zadar) - not in san fransisco's league but enough to shake our house for about 30 seconds + we all ran out into the road! there we're 2 aftershocks about an hour later.
also - i've sat on my balcony and watched forest fires on many occasions - sometimes in the woods, sometimes in the mountains, sometimes where i know a village to be + we've had them yellow kanada planes scoop up water from the sea outside our house no doubt destined for a fire somewhere in dalmatia.
last summer - 2003 was particularly bad for fires though there was similar in 2002. i'm told there is some evidence to suggest deliberate serb involvement but i don't know that for a fact. also don't forget (like everywhere) croatia does have its fair share of idiots and who's to say some fool like that hasn't got hold of a box of matches and decided to play some stupid game!
like i said - who knows, but one thing is for sure --- there were just too many fires that summer for them all to be accidental!
just something to think about!

The city that I recomend are Rovinj in Istria and Dubrovnik. The price is realy going up a lot. Rovinj will be a rich town because they are selling a tobbaco factory to Philip Morris and 90% of share holders are from Rovinj, my opinion is that Rovinj is best city to invest. Also good is the central Istria, stone houses. I bought throught real estate kyara from Rovinj, www.kyara.hr mail: kyara@kyara.hr ! I am now looking for a tone house in Central Istria does anyone now a good agency?
