I have posted an ad on here before and received quite a few replies .
I am of Croatian parentage working for an investment bank in the City of London . Like many people on this web site (and it seems half the British population), I am looking to invest in some property in Croatia.
I have undertaken some research and have found some of the web sites completely bewildering and some quite confusing.
I am looking for like minded individuals with an interest in investing in property in Croatia - either jointly or individually but perhaps in a group/company so as to benefit from "safety in numbers " but also more importantly economies of scale.
I have spoken to likeminded people with the same idea and am proposing to get a group together to see if we could move this idea forward. There MUST be a better way .
Also would consider a joint property development project.
So - if this is of any interest, send me a message.
I look forward to any ideas people may have.

I have a similar idea and now have between 4-8 people interested.....
My key barrier is how to finance this as the loans seem to want a 50% deposit..any clues?

I'm also look at Croatia for a possible bar/disco, and maybe pizzeria. I'm interested in something on the coast with a business at street level and apartments above. This is something I'd like to see if there are others out there.

Hi Denis, I'm just back from a look and learn visit to the Cavtat-Dubrovnik-Zaton area.While I met quite a number of agents I found it difficult to differentiate between fact and fiction.No doubt lots of people are on a get rich quick journey and getting badly stung in the procesS.I too had thought about getting together with a group of people who would specifically be interested in investing in this area only.Like minded people with cash who would be interested in being equal partners in a property portfolio in this area please contact me .If for example each member invested €50k we could put together a nice little business.My idea would be to buy properties needing some refurbishment ,develop during the winter months and have ready for sale when the sun shines next summer.Ibelieve a group of between 5 and 10 equal partners could develop a nice little business this way.The secret for me is to buy in the one general areaand always buy something needing some little work doing to it.

Hi Con - I completely agree with your views . Perhaps send me a message and we could discuss this further - I am currently discussing a few ideas with some other people with similar ideas.
As I said - there has to be a better way to invest - and make the whole process a bit easier.

UPDATE....my father has been visiting relatives in Croatia and I gave him a task of using his local contacts to find some suitable properties.....ruins/land
As we all know - it is the local contacts that count....
well - he phoned me yesterday to inform me that he may have found some interesting properties - mainly land with building permission in the Makarska Riveria ( very rare )
As I mentioned before - this would be land which could have 4 - 5 quality houses built to your specification within reason - as I now discovered that one of my cousins has a lot of building contents -which is handy.
I might be going to see what he has found next week - if you would like to know more or register your interest, please let me know. Ideally looking for 3 - 4 people who would like to create their ideal quality holiday home in Croatia - which also could have rental potential during the summer.

I am very interested in inversting in the 'right area' and by having more than one investor you are helped with having an alternative opinion which in my mind is a must when investing in a scenic area where one could easily be blind to potential pitfalls.
I do not beleive there is large ammounts of money to be made in derelict properties, also looking at villas, they seemed to be still very dated to the 80's.
My idea is to buy a large plot of land and create 6-8 villa's with a large shared pool, etc... but of high quality fittings and fixtures to attract the higher end of the market, if your interested then we should hook up and discuss in more detail.

Guys,
I wouldn't really call investing in property in this manner a new approach.
Many friends and family pool their resources to purchase property etc....
However, you are all total strangers....think very carefully !!! Who gets the prime summer holiday periods, bank holidays? Who decides to sell, who decides what type of tiles you put into the bathroom etc etc etc....
If this is such a good idea, why not approach people you know and trust, rather than take a very large gamble with complete strangers !

Also who pays in the event of earthquake/aftershock damage forest fire damage etc - just remembering a couple of incidents over the past few years where I have seen bits of building fallen off and houses reduced to embers after wild fires.

It's not that hard, you agree these things prior to going ahead into any investment and put a cotnract in place with an independant solictiors.
But agree, it is easier doing busines with friends or family members.
Best of all, it's better doing it on your own if money is freely available.

Graham, wow! you arealyl are an optimist Life is not all fluffy bunny TV style Place in the Sun. If you check you might be interested to find out the effect of forest fires. Somewhere the forestry authority in Croatia has a website with the stats for the past few years. The worrying thing is the number of fires that are shown as being started by visitors. Next time you are in Croatia and you feel the earth move, dont just assume that you are doing something right it is probably just another movement along the fault lines. I think it was 1996 when there was a quake whose epicentre was in the Slano Ston area near DBV . At that time about 2000 people were made homeless. In 1979 the old town of Budva (no great distance from DBV) was just about razed to the ground as a result of a quake, some of us oldies can still remember the press coverage of that time and the devastation caused.
