There is a new law which doesn¨t allow building 1000 m from the sea until Ministry of evironmental protection check all urbanistic plans, most of them will probably be changed ! I will be in Croatia at the beginning of September Is there anyone who nows more about this new building law? Thanks

It all seems to be shrouded in mystery and the advice we received on this was that if you submit your location plan application before the end of August you don't need to worry. Probably doesn't help you though. All I know is that they wish to control development to avoid sprawling ugly buildings, which is commendable enough. In practical terms it probably means that any new applications will be delayed for a number of months while the local development plans are being collated.

Last August we spoke to a senior council member and were told that parliament had just past the new plan, BUT it was now upto the individual councils to interprete and aply the new laws. This will take time hence the council saying to us that they cannot comit to certain developments until their rule changes had been discussed first and then implimented. They were very very helpful.
Just like in England all councils have different goals and make their own decisions. One big difference is that there has been a green belt around the coast of Istria for some years, ie buildings have to be some distance from the sea. But in Dalmatia we found this differed from place to place, although now the new laws should make planning more streamlined.
So it's wait and see, although for sure Croatia will be a better place, with tighter controls. A Croatian government delegation to Spain were shoked at the over development there , hence they are looking to protect their coastline.

Buy shares in JCB. There are numerous properties, if you can call them properties. Concrete boxes. Overslooking the sea. Everywhere. Anywhere. Reaching as high as their foundations can take them...or not... Who cares even. They are knocking some down. Even some legal ones. Wherever you go, sit down and look, from edge to edge of your vision. Count them. How long is the coast line? Where the legalities of all this stand, I have no idea. What hapopens if you live on a peninsula that is less then 1000 meters across? Five streets of houses,and they can ALL see the sea. Ben there for YEARS! Puzzling. Best not to worry about it.
