i suggest that croats , thinking of selling their property , should put up "for sale" signs in front of their property. i ahave yet to see a croatian realestate agent put one up . the only problem then would be that probably every single house in croatia would have "for sale" on it. maybe croat realestate agnents havent caught onto the idea yet. maybe nows a good time to get into the business if making "for sale" signs., maybe croats just dont want their neighbours to know that they are selling property. maybe my house is "genuinely" for sale too...if someone offers me three times as much as its worth. aaaa

maybe my house is "genuinely" for sale too...if someone offers me three times as much as its worth. aaaa If someone is willing to pay you 3 times what you feel your house is worth, then it is undervalued by you, not the buyer. The market value is determined by what someone is willing to pay.

culchie. ofcourse realestate in croatia is a rip off. why is it so expensive? croatias great economy? infrastruture? living standard? most houses in cro have been on sale for years. croats are waitng and hoping that some rich foreigner makes them a lottery winner. thats all it is. ive been living here long enough to have figured out the mentality here.

Agents do not put up for sale signs on properties as too many people will directly speak with the seller and do all they can to bypass the real estate agent. You are dealing with a 3rd world country, maybe when we enter the EU we will finally get our laws straightened out that protect real estate agents.

Valiant, as you say, some properties have been for sale for years.... then they haven't sold then have they, which means that those particular properties are either overpriced, in an undesired location, do not have clean papers etc.... whatever the reason the property is not wanted by the buyer. The properties that are selling are obviuosly in demand due to their location, perceived value for money, forecasted growth of the economy and improved infrastructure or whatever it is that make the purchaser want to buy it .... and it seems demand is high so it is putting prices up. You say property prices are a rip off. We've been told that in Ireland for just about 12 years now, and it keeps going up and up and up. I think you are slightly missing my point. Your point is you think that property prices are crazy, and some Croats are making a 'killing' or 'winning the lottery'. My point is that it is being governed by supply (available and desired supply, not amount of properties per se) and the obvious demand for such property. If people are willing to pay the price, then that is the market value.....whether you or I think that it is crazy doesn't matter.

ok ok. heres what i think about whats going on with realestate prices in croatia. lets face it , the economy is crap, infrastructure is crap , the whole legal sytstem is corrupt and expensive as is everything else. croats think that money outside of croatia grows on trees(for some croats the money does grow on trees but in croatia) . so people in croatia have cleverly overpriced all their property . its all over priced. so whenever something appears in the paper thats reasonably priced(in comparison to the other ripp offf prices) , it will sell quickly . eg: if i get everyone in croatia to ask 500,000 dollars for their opel astra , someone who really wants that car will sooner buy the opel astra they find for 400,000 dollars , eventhough its still an unexplainable ripp off. thats how and why relaestate prices are a ripp off in croatia. and ofcourse its more likely that you can find property in croatia cheaper if its being sold privately , as the estate agents havent yet had an opportunity to overvalue the property. but even this is rare. croats , are accustomed to som , communism. most of them dont have any idea about supply and demand. as far as they are concerned, ther economic rule is ... rippp em off if you can.

I notice the lady that started this thread didn't bother to post again, while the thread was hotly pursued by some of the usual suspects.
I do have a property for sale, sensible priced I think at under £25K - any genuine buyers actually looking for a property do get in touch!

Okay i'm back into the conversation again, next installment, the land we were going to buy, the owner didn't want to sell before they knew about the planning in May( ok justified) but already doubled the price, before knowing the planning plans. I'm sorry but I don't intend to be a cash cow. Architect if you do genuinely have a property for sale I would be grateful if you would contact me. I have also now beginning to look at Montenegro, seems to me less hassle which is a shme because I really do like Croatia.
