Sorry, but I have nothing to do with the real estate business. I don't see any need to be all defensive. It's just a simple question and you can send me your business registration number to my email address at info@fransizahrvatska.com

Why do we have forum ? to help people or to provocate them Why don't you ask other agencies in Croatia if they have licence number and how they work? Can you tell me where have you been looking for my agency and you haven't seen it? Dani

I was just surprised with your question. It is impossible to put advert as real estate agency and not to have licence number.
I'm really trying to make things rosy because I've lived in England and I sow how people there are nice and polite.
I think we should be too.

I know that clients should be aware of agency there are chosing but this is not a reason why you are sending this provocative message.
Last weekend I went to Torino because I had a client who said that he is too busy to come to Croatia. He asked me to come there and to bring owner of one hotel which he wants to buy. So we went there, client didn't want us to see him so he send his assistant, she wanted us to carry 2 1 000 000 euros in our bag to Croatia. It was like an action movie. After few words we understant that they want to give us 2 1 00 000 on black, we were cheated, they didn't pay us travel expences, hotel or anything else. They gave me fake business card with unknown phone number and I came home without 2000 euros in my pocket.
Question is should I trust any of my clients ever again?
What do you think?
PS: Owner came from Chicago to sell his hotel.

I have been involved in business between Italians and Croatians; it's a circus but nobody is laughing, it is one long drawn out exercise to see who can cheat whom first. Dani; I have used an agent in Croatia, and although he did not officially rip me off, the % he made for very little work was insane. For this reason, Franchise Croatia is more than open to questioning you, if like you say you operate a fair business and work hard then good look to you, and you have all my best wishes, but I think he is just looking out for the more naive users of this forum, and confirming your reg. number shouldn't be such a huge problem. For what I can see Franshise Croatia is one of the few Croatians on here, who truly knows his country; this is probably because he runs a business here, until you have had this dubious pleasure I think the dark side of Croatia is a hidden mystery. Rule of thumb number 1, trust nobody. Rule of thumb number 2, when you finally trust somebody, don’t trust him; hes trying to screw you….then you’ll be okay. Remember Children; their are greedy men and women out their and they want your money for nothing

You said said it Emiz. What dubious business goes on here is mind boggling. What I hate more than anything is these crooks that rip people off, especially honest foreigners that have a genuine interest in investing in this country. Ultimately, it gives us Croatians a bad name and image. I'm still waiting on that email and I'm pretty much certain I won't get it.

I don't know why you need it? I'm registered in my town as real estate agent in our county. My licence number in all my documents. I will give my licence number to my clients. I don't know who you are? It is strange to ask someone licence number if you are not client or as you said don't have nothing with real estate business. What do you want ? It is really funny.

I've send my licence number and I hope mr Franchise will be happy now. I was running different business for a years and he sow that and he thought that I don't have real estate agency. I was running au pair agency you can have a look at www.aupair.agencija-obst.hr, then I decide to expand my business and started with real estate. I have 2 people employed who are still doing au pair agency. So if anyone need au pair from Croatia just let me know. Thank you, Dani

Just a quick note to Hughesie, on your question about renting as a foreigner, Dani has made a mistake maybe because the English is a problem and did not understand the question fully ,as a foreign individual you cannot let your property unless it is through a Croatian company licensed to let and even then its not straight forward. If you buy through your own company the process is easier, but still not straight forward

Hej Dani, I'm seriously considering buying something around Pula and I'm finding it difficult to locate a reasonable choice. Anything you can suggest? I would also like to be reassured that you are properly registered though. I'm retired so I'm not looking to get into the realty business.

Hello Mr Ribaric, I have registered agency, my registration number is 90370309. Tomorow I will send you my registration licence by email so you can have a look at it. People are jelaous if someone is trying to work honestly, because most of them are trying to take money as much as they can.I'm happy to get my fees ( 2 or 3 % depending on a property ) and I don't need to charge someone 5% to be happy. I lived in london and I have many friends there I know how people live there and how much they earn. I really want to help and to do my business honestly. I think I will succeed like that and I will have a good agency. I'm young person and I have time for make good agency and to be proud of it. Pula is great choice. Istria is nice part of Croatia and lots of British people are buying there. Recently I have been in Pula and I had such a good impression. People are nice and friendly, you can get there easily, (even by Ryan air which is the cheapest way from London, Stansted to Trieste). Italy is very close. Sea is clean and there are beautiful beaches. Also Pula is not too big town but it has everything . Here is my email danijela.obst@po.htnet.hr or obst@hi.htnet.hr, please send me an email and we can help and find you something you would like. I will scan my registration licence and I will send you by email. Kind regards, Dani

Thanks folks. Don't get too excited as this is a "maybe" project and not one I need to complete quickly. I know Pula well and I'm looking at possibilities. If the right deal comes along then then I'll be tempted.

Hi Dani, Me and some friends have purchased a site subject to planning (takes forever) and hope to have a holiday home there - really looking forward to using it for that. What concerns me is do you know... (now I have lots of questions but if you can help really would appreciate it): What does it cost to build your average 2 bed 900 sq feet flat (in Ireland about 90k would build it, its the site that costs so much) I don't know about sq feet (what are *they*?), but in terms of build cost per square metre I believe you should budget between 500 and 600 euros per sq m for a good quality build and fitout. Hope that helps.

If I did my calculation right 900 sq feet is equal to 83.61, or about 84 sq meters.
I know how to do conversions but nothing about Croatian politics....I'll leave that to people who know what they are talking about!
