Hi all,
I've been reading all the different threads about visa options and real estate purchases and am hoping that I've got it sorted out, for my situation. But if you could just tell me where I may be wrong I would be grateful. Can I:
1. Purchase land without establishing a business or temp residence visa, having no plans to do either since I would not be spending more than one month at a time in Croatia during the next few years?
2. Provided that the zoning issues are all ok, can I build on that property without having business or temp visa?
3. Is there anything else that would prevent me from buying, owning, building, and eventually selling a property without a business or temp residence visa?

As long as you are from a country with a reciprical purchase agreement with Croatia, you can buy land, but not forestry.
If you are buying land without any building permits or permission, put aside 15,000 euros just to get these! and if it's within 70 metres of the sea, forget it. Within a kilometer, you must go through government.
If you wanna build and sell - you must wait 3 years to avoid CGT.
If you go ahead, when you come into Croatia just get your 3 month white card from the cop-shop and you're covered.

Thanks Mark. I'm American so yes, we have reciprocity. What do you mean by "going through the governement"? I assumed that all of these processes go throught the governement. How else can one go Mike

Before the new rules, you would apply through the local council / courts.
