Hi everyone
I am viewing some properties around Zagreb and I was wondering:
To anyone that has bought a property here...did you have your own surveyor with you at the same time that you viewed the actual property...so that he could give you a report?
Did you give the address of the property, so that your surveyor could do a report on it at a later date?
Or did you just do without a Surveyor?

Valuing property in Croatia is difficult as its usually hard to establish comparables. The market is not well enough established and even if you could find a very similar property which was recently sold, you could not rely on the contract price being the real price for which the property was sold. For the other part of the surveyors work - determining the structural problems with the building, most people just get a builder's opinion. I am based on the coast and the comments above are from my experience here. Maybe Zagreb is completely different but I doubt it. One thing which would be interesting would be to find out if there is any warranty attached to a surveyors work in Croatia. If not, then what's the point of paying for it?

There are several "surveyors" or "architects" in and around Zagreb we use to undertake this type of inspection for clients. Their fees range from €350 (basic report for valuation purposes) to €2000 (full structural survey) both plus pdv and dependent on the size of the property.
If your question is more to do with the structural soundness of a building, most of our clients rely on 'professional' builders to do an initial inspection prior to purchase, where they are are concerned about a particular aspect of the building condition. Most builders do not charge for this and will supply a detailed written estimate for any work required.
In response to Carols reply, surveyors warranties or "guarantees" are detailed in their contracts, but there are so many get-out-clauses its hard to imagine getting any recompense if they missed something important.

I pay my guy in Opatija €250 for land survery, structural survey, valuation and the checking of papers. All this for 154 m2 house and 300 m2 land. The prices you quote seem astronomical.
