hi im new to this forum, i have just bought an apt in dalmatia and am looking to rent it out. so far i haven't been able to come up with any reputable agents and fellow buyers have warned me against quite a few. i have heard of some older irish woman running an agency CPM, but some fellow investors have heard the profit at the end of the year is very low only up to 60 euros. This seems like a rip off, what should i be expecting to rent for a 2 bed apt? i am from the florida and would need someone to manage the apt that i could trust, as i wont be over all that much. another agent Only Croatia seems to offer more, i just dont know who you can trust there. advice would be greatly appreciated as would further contacts. thanks jane

Your rental return depends on many things. Are you going to rent it out thrugh websites tour operators or both and are you looking for set rental income or to sign with an agent that wll market your property over a few years. Their are many agents operating maybe you should contact all the travel agents in your area and the management companies that do rental and heve them evaluate your property. Do you have a managing agent and rental licence etc. Where is your apartment located and Im not sure if I understand are you looking for a manager or for rental as far as I know no management company offers guaranteed income , that is up to you on how you expect to proceed. If you come across a guaranteed rental scheme let us know. There are lots of tour operators and travel agencies that you can contact and do it direct

I am trying to rent my place. I have started this year as my first door neighbour was so kind to pass to me few reservations - he and his wife closed the business this year due to the family reasons (that is how I kicked off the business).
You should see one third of the revenue back, before tax (hopefully you do not pay any). Only problem is, I still can't find anybody to help me to run it smoothly and without my intervention.
I think you can outsource marketing, but you need to take care of all the bookings and payments and keep a close look at property management (cleaning, organizing arrivals and departure). Property management is a big problem - they often want you to pay them in advance cca EUR 500-1000 just to keep you on their books (they call it "mail collection", "bills payments" and "regular inspections"). I feel most property managers are not interested in holiday rentals, they want only to "keep an eye" of your place and send you a bill whenever they find as appropriate. Nobody yet offered me any incentive based contract (we earn if you earn). I do not expect any guarantied income, but I will be happy if they just take care about the guests. (So I do not have to go and pay for a hotel while apartment gets cleaned.)
If you have an apartment (in an apartment block), try to make a syndicate with the fellow owners, that is a good way to go.
Is it worth your time and effort? No. As British say, it is "buy-to-leave", not "buy-to-rent".
