I'm looking to buy an apartment or small home in the Istria or Kvarner area - it doesn't have to be on the seafront - anywhere within 10-15 minutes driving to the sea is fine. I'm looking for a minimum of 80sqm plus 2-3 car parking or garage, and a maximum space of 100sqm (I don't need anymore space than that).
Any recommendations on where to buy? I'm keen on Umag Pula and perhaps Selce, but there are so many smaller towns I haven't been to, so I'm open to suggestions.
Also, how do I spot a dodgy seller? What are the basic documents the seller needs so that I can know I am buying off the legitimate owner and not some crook.
My husband is Croatian, so we will buy as locals, not as a foreign company.
Also, do you think, due to the new residency laws, that real estate prices will fall?

look for a recent vlasnicki list in the sellers name. Planning permission (not just a location permit!) inf the property has been built or modified since 1967. Even better than planning permission is a usage permit. If its a flat, you need the usage permit and you need the individual dwelling i.e. apartment which you are buying to have its own katastar number. Remember it can look like a flat, have its own lock on the door but legally just be considered one part of someone's house, which will be difficult to get a mortagge for or sell later. If it has its own katastar number, you know that legally its a seperate dwellling and if the development have a usage permit, you know its legally built and all taxes have been paid.
I don't think the new residency laws will help the property market, but Croatia is not a place which most of the buyers move to, so most people will be unaffected by the changes. Most people just buy a holiday home which they use for a few weeks a year and maybe they would like to let to other holidaymakers for the rest of the season.

Zagzag I have something that to an extent matches what you are looking for. It is a renovation project in Bale near Rovinj, don't know whether you would be interested in renovating. I know a couple of houses in the neighborhood of Motovun, Oprtaj to be exact. Also those are part renovations projects, but the area is pretty nice. If you want I can get you the contact number for the owners.

Thought I would update this. I'm still looking for a property, but now the house can be bigger, I'm looking for a minimum of 100sqm now, anything between 100-200sqm, plus dvoriste and space for parking, vrt etc. I'm not interested in any major renovation projects (only minimal redecorating, and perhaps new roof and facade).
Have been looking in and around Pula and in Kastelir, and have seen some ok properties but nothing quite right. I'm only looking in 'local' areas i.e. not tourist settlements.

Just an update...I'm STILL looking for a place. The houses we have seen thus far are either too run down or huge newer places that are divided up into apartments or are not in a good location. Please keep sending info through if anyone has something for sale.

I'm now ammending this, we're keen to look at any available land plots in Istria. Close to Pula would be ideal, but we're open to looking at any good locations.
