Hi,
I have a 4 storey old stone house extensively renovated into a beautiful 3 bedroom, 3 bathroom, living room, kitchen property.
All bedrooms have air-conditioning All bathrooms have showers Property is furnished with all new furniture, very nicely presented Fully equiped kitchen Property has satelitte TV and internet connection Car-parking 20 yards away
Extends to about 1,100 sq ft overall over the 4 floors
2 Balconies with splendid views across to Umag and the Bay of Trieste
Located right in the heart of Brtonigla, 30 seconds to San Rocco and Bankomat.
Could anyone kindly advise what they think the house could achieve in rentals for 2009 ?
The house will be categorized shortly at either 3* or 4*.

Hi Joe (and anyone else who can help) We also have a house in Istria but we have had to postpone taking rentals as we have been told that unless the house is registered as a business premises we won't get a licence There seems to be mixed messages regarding this and I wondered if there is a new 'offical line' we should know about? As a matter of purely academic interest : just what might such a property be worth nowadays , in these times of economic and financial calamities , for sale , to a willing cash buyer , pray ?

Can anyone advise us on the likely weekly rentals we should ask for in relation to this property ?

without physically seeing the property its difficult to say but on what you have said so far .and if the property has a swimming pool.
may 01 - june 30 aprox 500 - 800 euro per week july 01 - august 30 1300 - 2,000 euro per week sept - oct - 800 - 1,000 euro per week
A lot depends on if you want it booked out solid, in which case you rent at a lower price or you rent at a higher price and have it full 4 or 5 weeks.
Any inland villa needs a pool to help get a booking
