We've owned this property for a few years hoping to develop it as it sits in a prime location in the hills above Primosten.
The breathtaking views of the Adriatic and the islands are reason enough to want this house. A property with this wow-factor in this location almost never comes on the market. The stone house, with a surface of 65 sq. meters, sits on top of a hill, surrounded by trees, vineyards and olive groves. The total land (agricultural) you are buying is 3700 sq. meters– accompanied by priceless peace and quiet.
As you sit on your terrace you have panoramic views of Primosten, Rogoznica, and three marinas, vinyards and olive groves. The one-level stone house needs total renovation inside. After adding a high attic (which you are legally allowed to do in this house, as it was built before 1968 and we have all the necessary documents and legal opinion on this as well), the house will easily accommodate an additional 2-3 bedrooms, and 1-2 bathrooms (plus the ground floor space). The house has a large underground septic tank; electricity is close by and easily brought to the plot by the local utility.
All the surrounding area, especially the area from the house going down to the sea is classified as agricultural land and no rezoning is likely which means that no one will be able to build there for the foreseeable future. The property can be reached by a good quality paved road and it is about a 7 minute drive to the beach in Primosten from our house. As the house sits right above Marina Kremik, and close to the ones in Rogoznica and Primosten, it would be an ideal landbase for anyone with a boat.
Split airport is 45 minutes away, Zadar airport is also close by.
Our company owns this property outright, thre are no liens or mortgages against it. All papers/ownership are legal. Price is 99,000 Euros (private sale) but we can negotiate. Reason for sale: we now live far from Croatia which makes it difficult for us to travel there to renovate the property. Will probably be worth 3x its current value once the renovation/expansion is complete.
