We are planning to buy a flat in Zadar and wonder if you had some experience? Are the real estate people trusteble?

I am an estate agent but I don't cover Zadar. In my experience the real estate people are generally trustworthy but only because the market is very weak. So, all the people who are crooks have moved on to make better money in other industries. They'll be back though (just as soon as the property market improves!).

For example, a company can't just sign a paper but it has to have R1 with company OIB number, signed and stamped. so, if anyone tries to give you a receipt for money paid and do so just signing a piece of paper then something is wrong (not worth paper written on in Croatia). There is also a common practice in Croatia that part is paid above board then some under the table. For example if property costs 70000 Euros, then person might want 50000 euros in bank and other 20000 euro in cash. Any payment you need to go to get it certified. Then check ownership papers really well as to many properties are owned by more then 1 person or building isn't paid for in full by builder so bank may own it one day. You need estate agent and lawyer. Look for Karl or madgolfer to help you. Both of them are in the country and have registered agencies. Carol can also help. All three are from UK with Croatian companies.
