Hi there - I have a plot of land with planning permission to demolish the existing pre war unfinished house that is located on it and build a new one in its place. The building and location have already been extended once and therefore cannot be extended again (so I am told) so we need to start work or we will lose out permission. What I am trying to find out is how much work I need to do to keep the permit live as the builder seems to think i need to do a lot, and there he will get a lot of work, even though he knows i cannot afford this work. For example, can i just issue the correct starting paperwork to the authorities and dig one line of foundation ans fill with concrete and then stop or do I have to clear the whole site, and dig all the foundations etc. As ever, there does not seem to be one answer for a problematic question so any help I can receive will be great. Thanks.

Thanks. I could be wrong, but I think it's only the foundations within 2 years of the permit? I have heard they do want to pass a law that once you start to build the walls that you have to have them rendered within like 2 years. As you have probably noticed, rendering seems to be the last thing most Croats do to their houses, although I never understood why as they allows the elements to attack the brickwork of the house. And from what I can gather it doesn't cost that much to do in relations to actually building a house (maybe this is one job self-build folks find difficult?). In my neighborhood I have seen some of the most terrible self-builds get rendered then look wonderful (so always look under the hood before buying).
