Hi. Does anyone know what the rules are going to be for letting your property to tourists after the date of legalisation? I am hoping to lodge my papers for legalisation of the property by 30th June and in the 9 years I have owned my apartment I have never let it out to tourists but would like to consider it. I am thinking that it might be easier once Croatia are in the EU, however, I don't know. Any advice would be appreciated. Thanks

Thanks for your comments.
I was aware of the guide you refer to and it could be out of date by July 1st, but I suppose some information even though it may change, will be more than I currently know.

UTV is right that not much is known for sure. Having said that, Martin's guide is a useful collation of the facts as they are known, and my understanding is that those who do purchase will get all the updates as they come through. Friends of mine bought the guide and found it pretty useful, and are looking forward to the updates. It is comical how little anybody knows about how life will change in just over 5 weeks. Yes, it's amazing that the laws in so many different areas post 30 June are not there for all to see. I suppose the government is too busy looking at which illegal buildings they're going to bulldoze!

Don't bother with the book it is outdated. Martin needs to make revisions.
The law is such, if your property is not legal, and the property was not accessed for rental use by the agency that does this .... and you did not buy with this certificate in place you cannot rent it out legally.
When your property is legalized then you can apply for the certificate that allows you to rent and you will receive a category rating.

Hi Zvekov, what do you mean by "implant route"? Apologies for delay... I actually meant, the company route.. And this predictive text on ipad...spewed out something else.... If a company owns a residential property, it can obtain a tourist license as long as it demonstrates it is undergoing the process of Change of use, to a commercial property. I believe this license is temporary till December 2016...

Our property is newish - classified as commercial but we own as individuals. Someone suggested entering into a legal agreement with someone local to "look after" the holiday let. We have to have categorisation and licence, keep books, collect tourist tax, pay personal income tax, someone to meet and greet.

we went to the local Tourist office in Trogir which issues the licence for our area, and we were told we have no problem getting categorized now - list of lots of documents to gather and they come to the house to check everything. I don't have the full list as we left it in our house in Croatia. It's a list in Croatian, obtained from the local tourist rental office in Trogir, there were different items according to whether the property was built pre-1968, between 1968-1991 1991-2007 or after 2007. So my suggestion would be that you go to the local office where your house is, and obtain the list issued by them. From memory I remember they want to see owners passports, the original building permit, extract from the land book/registry as proof of ownership, a document from the Building office which confirms there are no legal actions against you, some forms which you need to fill out, your OIB number and medical certificates (see our blog " are we going crazy in Croatia?"...). Oh and also some of those tax stamps to put on various documents. As I say please don't take this as complete or correct as I don't remember exactly the list of documents. The list was in Croatian so someone in the office translated it for us so we knew exactly what's on the list. hope this helps.
