It is actually quite interesting and strange how many 'agents' in Croatia don't want to be contacted isn't it?

I've also heard of quite a few instances when the property agents don't want prospective buyers to even have a look at the property without them....strange isn't it?

I was in Croatia in June, had arranged to meet a guy in Split before arriving, to look at a couple of properties he had on his website, I rang him when I was one hour away from his office, he stuttered, and then all of a sudden he became uncontactable !!

Now, if this was me, and I had someone who had travelled over to have a look at property, and was one hour away, I think I would make myself contactable, unless of course I had something to hide (or nothing to really sell).

I also contacted the afforementioned Chris Duncalf, who hadn't the slightest bit of interest either, and also went to an agent in Mlini/Plat who basically had nothing to sell in my budget, despite the fact that there was about 10 properties on the website, which I double-checked were still available 48 hours previously !!

Strange business.

At least my main contact I had established before going out came through for me, and seems extremely reliable and trustworthy, all seems to be going well, I met the developer, the architect and felt fully satisfied with the project I was interested in.

Yes it is Culchie! Some agents have to be very careful giving away their telephone numbers - if they do, they get inundated with time-wasting telephone calls from all over the world and most of the callers are just being curious. Therefore, agents prefer email communication and only after they see that their correspondent is a serious buyer do they give their other contact details. It filters away time wasters.

I quite agree with you two , however I have sold and advertised property and land for Croatian friends, as well as dodgy agents out there, their is a lot of buyers out there, who try to get details of properties and then go round the back door, as well as the ones who are complete time wasters. I think the t.v. programmes in u.k.are to blame, as they show old programmes that are out of date, with prices that are out of date, consiquently buyers think they are being ripped off (lets face it Croatian property prices have soared in the last 2 years)
i agree there are agents out there that leave a lot to be desired

My wife and I had exactly this scenario with known jokers BROKER. We stood outside the door of an island house we knew was being advertised for sale (we had a photocopy of the web-page with us!), phoned and asked to view it. We were told, variously, that it wasn't for sale, that it might be for sale, that we had to go back to Split first before they would show it to us, that we would have to pay for an overnight stay we knew not to be necessary before they would show it to us, that we were illegally stopping by the house without asking their permission (!!), and finally, that they would not deal with us.

It seems quite clear to me that the less scrupulous agents are advertising properties that either are no longer for sale or never have been in order to snag the €150 "signing on fee", and then show the customer other places. Ads seem to stay on-line well past their sale date.

Essentially, my advice would be that reputable agents with houses to sell will - shock, horror - want to sell them! Therefore if you find yourself in a similar situation, walk away. An agent uninterested in selling a house to someone standing right outside it and willing to pay the €50 that can be the standard viewing charge is one not worth bothering with again.

Emma and I are in the contractual stage of buying a house at the moment - the agent involved has been informative, courteous, helpful and didn't even charge us a viewing fee.

If it smells fishy, it's a fish. Trust your instinct and walk away if you're the slightest bit unsure, or you may regret it later.

A 15 minutes' walk divides it from the sea.

The house on the island of Brac is also still for sale but not the whole house-
only 1/3 of it is still for sale if you divide it vertically. This 1/3 includes 2 rooms
on the ground-floor, 2 rooms on the first floor and a space in the attic

I agree with you beheywood! You're not the only with who has a problem with them. I used them also and have the same experience. I reccommend people use smaller agents and those that specialized in a particular area. They can say what they want but the fact is the fact.

Mirko1 you hit the point! Yes everyone has difficulty with them! And many people have complained about them in this forum and elsewhere!

Zlatko, you are wrong, we are not here to give Croatian agents a bad name. We are sharing about our experience with them and have found them to be awful.
