My husband and I now live in the Peljesac Pensinsula having purchased two properties from Chris Duncalf earlier this year.
Although we have settled into our new life and are extremely happy with our move, our experience with this agent has been less than satisfactory. We would gladly speak to anyone looking for property in this area, but more importantly to share our experiences with you if dealing with this property consultant.
When it comes to using agents, you should ask various questions including : what experience or qualifications do they possess, if they are a registered company (if not, why not), can they provide a receipt for their commissions payable (obviously if they cant then you should be asking serious questions as to the legality of that agent), and also take out references from other English people who live here or have bought here. It might also be worth checking with the police.
Should you be asked to sign any documentation that has not been officially translated into English, then we strongly recommend that you insist on this taking place.
We also strongly urge that you take out references with regards to the builders the agent recommends. The ones recommended to us by Chris Duncalf (Zoran and Mirco Canca - pronounded Chancha) turned out to have criminal records for stealing stone artefacts from old houses, and a police history of violence. When we refused to pay for the shoddy work provided, both my husband and I were attacked by the builder with a monkey wrench, narrowly escaping hospital treatment.
There are however, registered agents and builders in this area and we would be happy to provide details should you wish. Also, you do not have to take our word for it, there are many Brits here who would also be happy to share their experiences of dealing with the same agent and builder. All in all, our experience of the local people has been wonderful and with the exception of the incident with the above we have been made extremely welcome and have been warmly welcomed into the local community.
We would not hesitate to recommend this area to anyone thinking of buying in Croatia.

Dear Karen, I read your story in a shock. Never before I heard of any foreigner being attacked in Croatia in this way.. I am really sorry you had this experience. When choosing a builder, I always ask for a reference of work i.e. where he was working before and go and I go and see what exactly he has done.

We were also recommended to another local builder and found out about that builder through a local agent that this builder have a history of not completing projects and extorting for more money to complete the work. That builder uses the cheapest stuff, and craftsmanship is poor. Also has a violent temper!
All I can say is beware!

Things like this happens all the time but it is not reported or shared, and I applaud you for your courage and anyone else who share their experience.
Shame on the agent and the builder!

It should never have come to this, obviously if Chris Duncalf was more professional this would never have happened for Kareng.
But again, many agents are out there to make money.
If Kareng did not post this, no one would know how badly this agent operates. There are probably other besides Kareng.

I Know the Cancars and Karen G. Karen G and her husband have owed the Cancars 6000 euros for four months, they told me that they were pleased with the work. I'm really surprised to read these ridiculous allegations. They claimed to have problems only when they were pressed for payment. The builders offered to remedy any problems (if they existed) but were not allowed onto the property. The Cancars showed Karen G and husband work that they had done for others, indeed because of this and the work done on their houses, THEY recommended the Cancars as builders to other Brits. The assault claims are lies. The Cancars intend to sue them over these false allegations. Karen G and husband told me THEY had stolen stone for their house from the MAYOR OF KUCISTE! and a complaint was made. Furthermore, the Cancars entertained Karen G and husband on numerous occasions and this is how they treat local Croatians and Croatian hospitality.

I have a house on Peljesac and have used the Cancars and will be using them again. I happen to know Karen G and her husband wanted to work with Chris Duncalf, when he declined, you can see the results! SOUR GRAPES!!

It would seem to me that this thread needs to be stopped now, ANNA, as their are claims and counter claims, so no body can be trusted, or perhaps mr duncalf should add his answer to the claims. I am not saying this is the case here but there are a lot of brits out there, trying to go round the back door, and not paying their bills, for work done. come on guys put your real names on the thread ,not come in as a guest

I have recently watched the movie "Adaptation" filmed by the same crew as "Being John Malkovich". Not the same great stuff, but some similarity to what I have been watching on this thread. You see, there is an ambitious twin brother of a script writer who also wants to become successful so he signs up for a scriptwriting course and then pens a scenario for a movie where there are only three characters - a villain, his victim and a detective who chases the first two on horseback while the villain tries to escape with his or her victim on a motorcycle. The bright idea of the neophite script writer was that all of them are the same person with multiple personality disorder. The author sold the script titled "The 3" for an awsome amount of money.
Is anybody beginning to see my point? After I saw this movie I have started to suspect that all the outrageous messages re: Chris Duncalf have been posted by the same maniac. I disagree that ANNA (I am sure he or she is just another incarnation of that deranged person) should close the thread. The battle of anonyms should go on unhindered.
I am also "that person" by the way - on horseback and on a motorbyke. We are all raving mad to read and write this crap. If we apply some sanity we do not need ANNA to shut us down; we must all shut up and do something useful.

As builders, we have 10 years experience working on the Peljesac. We have worked for many English people and know them to be happy with our work because we get repeat business. The allegations made by Karen G are untrue and we intend to sue them. Surely the world over, builders are entitled to be paid for work done, they owe us money and don't want to pay. My family have helped them in many ways, given them hospitality, allowed them to use family facilities and this is how they repay our kindness. They were pressing us to work with them in tourism and building work, they have just arrived here from England, yet want a part of our work. I am unhappy that some English people move here with the intention of working here and renting out their houses to tourists, this is taking Croatian jobs away from us. I am sure they did'nt tell our government their plans before they arrived! Zoran C
