Had a look on the site and found at least 6 developments on Ciovo - DS104, PK121, PK124, PK132, PK106 and PK101. Which one is it? If you have information on a problem with a development, please share it so that buyers have full information.

PK121 requires buyers to do alot of homework on developer.

How did you come by this information? Once again, can you be more specific?
If you are going to criticize other agents through the forum, wouldn’t it be better for your reputation to substantiate your claim rather than throw around gossip?
Are you an agent? If so, come out and say so. I'd like to look through your catalogue.

Well, seems Culchie doesn't want us to know the facts.
Maybe he wants to slur the name of the competition. Cheap shot if you ask me.
I think we all have a responsibility to share information. The last thing we all need are negative stories circulating in the press when somone gets stung. The more people that get stung, the harder it is for us to sell.

I posted quite a detail explanation on here and it seems to be have removed by the moderators, there is nothing I can do about this.
'Competition' .... you are speaking out of your a.r.s.e.
I live in Ireland, I work in an office in a 9 to 5 job, grinding it out, like the other 98% of the population.
I have passed on a warning to people, take it or heed it.
If you are the blooding policeman you seem to be portraying yourself as, why don't you call Martin Westby and ask him about the property in question, and about the status of the development and the developer yourself, his number isn't hard to locate, it's plastered all over the place in advertising.
The property development in question is mortgaged to the hilt, as I said in my first post, along with other issues.
What part of ' Buyer Beware' do you not understand?

So you are not an agent? Why the interest in this forum? Why so aggressive? You should spend more time on the golf course and chill! Also, what do you have against Mr Westby? As far as I'm concerned, his book and informative site has helped many people make an informed and educated decision when buying in Croatia. Perhaps you should have taken this up with Mr Westby yourself instead of attacking him on a public forum. Hmmmm….I have a sneaking suspicion you might be connected somehow with www.croatianpropertiesdirect.com. I’m half Irish myself, mother is from Wexford. Are you Irish? Hello "Culchie" and "Joe", Martin Westby here!-my lack of posting has been due to being in Croatia and with this new logging in proceedure I could only respond from my registered computer back in the UK. Im sorry that you two have got into a row over my site. As you may know Culchie I am not an estate agent I recommend agents who ive had (or my clients have had) sucessfull and professional completions with. My reputation is reflected through the people who I recommend, in the past I have dropped 2 agents whose service was not upto standard. I have always been transparent on this site using my real name-not an alias-and putting my contact details. Hopefully this helps people understand my commitment to offering the best advice and recommending the best agents, to the best of my ability. I saw this morning that you have pasted the actual property reference that you have concerns about , this meant I could contact that agent. I have been reassured that existing purchasers and potential purchasers have no grounds for concern. I have been told "A bank has a mortgage on the development for its own security. This mortgage does not effect a vendors purchase contract.When they sign the precontract their interest is written into the land registry. The developer owns the land and has all the neccessary permits and everything checks out at the Land Registry." My only point above and beyond this would be for the purchasers to check for safety nets in the case that the development is not completed -but that is just common sense when buying offplan. So currently "Culchie" I cannot find a reason to delete the listing or stop dealing with the agent. Perhaps if you have anything specific above and beyond my points that you would like to share with me privatley that can be corroborated you could send me an email and I will deal with them in confidence. Alternatively if anyone else out there has concerns ,if they contact me ,I can give them the agents contact information. Hopefully what we all want stability and professionalism and good customer relations for Croatia. Here are some questions Martin.
1. The first phase of the development by this developer was due to be delivered last Autumn. When did the clients eventually get possession of the apartments?(They still have not)
2. The first phase of the development by the same developer details a pool. How big is the one that was delivered? (There is none delivered)
3. The precontracts being offered say the property is not under any right or mortgage from a third party yet a full mortgage was taken out earlier this year without the knowledge of clients who had signed up or are still signing up.
4. The solicitor issuing the contracts for buyers and representing them (Mr Skelin) is the same solicitor as is representing the developer. This isn't very buyer friendly.
5. Did you know about any of the above issues?

Don't want to get involved in this debate, but I felt I must point out that point 4 is standard in Croatian property deals, lawyer acting for both buyer and seller.
