Can you not see that I am pointing something out that could help vunerable buyers, or are you , as it seems a complete and utter cretin?
It is you who is the sales agent type person that has any possible benefit from the shambolic standards employed by sales agents in Croatia.
So stick your drivel where the sun don't shine, because any neutral observer can see which side of the fence you are falling on, and it's not the property buyer's for sure.
You are showing what type of property agent you are.... a shoddy one.

I see what you are doing. But there are ways of doing things.
Next time, try not to be so cryptic, just spit it out. Why did Anna delete your first answer? Could it be that you are too rude.
You have no idea who I am or my background. You also have no idea which side of the fence I have fallen. I like most other agents here look at the long term benefits of doing good business and protecting clients from getting stung. I can honestly say, I have a record of only very satisfied customers. I have had many years of experience living and dealing real estate in Croatia. I’d like you to try and find one person who has not been 100% happy with my services.
Who are you? Why don't you tell us? You know where I am and what I do. Lets hear about you Culchie. A 9-5 job you say. I work an 8-23 job Culchie, making sure I give my clients 100%.
If this property turns out to be clean, you will have lost all credibility, them we all know not to heed you when you cry wolf.
If you are performing a public service by protecting us all, do it properly. Give the information in the first post. Its like squeezing water from a stone.
I would bet my mother you are an agent.

What I do is none of your business, it has absolutely nothing to do with property, I'm a joe soap office worker, grinding it out.

...but one thing I must add to Culchie: I accidentally deleted your message that you mention, and I am sorry about this. When I say accidentally - I don't even have any recollection of the message in question, or what it contained, and I read all the messages that get posted in this forum, as well as making note of what I remove. Looking back over the security logs, I did remove a message last week from the Property board even though I didn't mean to. Sorry.

The estate agencies in Croatia must be a part of Croatian Chambere of Economics which then issues oficial cards that state that the agents and the agencies are under the Croatian law. Everybody is selling nowadays so be carefull if they are registered to sell. The reson for these cards is to provide security to buyers and of yourse that the agencies are paying taxes to the Govrnment which most of the agents don't.

However it seems there are alot of business who pride themselves "We are not Estate Agents ....." , so they are advisors or brokers, sales lead generators, or whatever term you want to use, they would probably not fall under this regulation.
The problem I have this development, and I'll await Martin's feedback with interest, is that the agents in question were advised of the developer problems I've outlined by disgruntled purchasers, yet they continue to 'sell' the property regardless.
I wouldn't have said anything, only when I seen the 'Buyer Beware' warning coming from Martin Westby at the start of this thread, it made me annoyed in the least.

Hello “Culchie”, The agent got back to me with answers to your questions: “The first phase was delivered 1st of June when it was supposed to but we are not selling these anyhow. The swimming pools are located above the blocks 7,8 and 9 which moved the original small pool from down up where the tennis court was planned and the tennis court is out of the picture because of noise. All of our clients are informed about the bank situation. According to the pre-contract the buyers are signed in the land registry under a Z number which means that the buyer is signed in the land registry before the completion. The projects lawyer -Mladen Ostro - has checked all the documents as well as I did. The titles are clean, the building permit is valid” Based on these answers hopefully this thread is now closed, as it must be very dull fare, apart for the 3 of us involved. I don't think so Martin, and I don't need to contact you in person either, I've no desire to.
I repeat
The first phase of the development by this developer was due to be delivered last Autumn. When did the clients eventually get possession of the apartments (They still have not)
The first phase of the development by the same developer details a pool. How big is the one that was delivered (There is none delivered)
The precontracts being offered say the property is not under any right or mortgage from a third party yet a full mortgage was taken out earlier this year without the knowledge of clients who had signed up or are still signing up.
You cleverly didn't answer the questions being asked.
